To build relationships with teams and individuals across the organisation to support them to improve their financial acumenand achieve improved organisational efficiency. Ensure100% compliance with the latest accounting standards and other regulations within agreed timescales. Are you in proficient in Excel? We would love to hear from you. **Key Tasks** - Rent modelling & setting new rents and service charges - Prepare and send rent & service charges notification to all residents - Ensure leasehold management and service charges are applied accurately and within terms of the leases and current legislation - Annual statements issued to leaseholders within statutory time limits - Responsible for annual external service charge audit - Set and monitor rent & service charge income budgets and budgets for all other income including reconciliations of income accounts and income related balance sheet accounts - Dealing with queries regarding service charges - Liaise with property services on recharging for major works and provide information as required for S20s - Calculate final charges for freehold reversions - Oversee sinking funds and advise property services - Keep up to date with legislation changes and incorporate into policies and procedures - Contribute to value for money culture by ensuring that all processes and practices make the best use of Mount Green’s finite resources - Liaising with Internal & External Auditors - Meet your own and the team’s annual objectives - Actively support Mount Green’s purpose, mission and values, including placing residents at the core of our work whilst delivering value for money - Ensure equality, diversity and inclusion is an integral aspect of working for Mount Green - Support the Assistant Director of Finance, as required, on tasks that are consistent or commensurate with the role and / or directed by them **Person Specification** **1 Education and Qualification (essential criteria unless specified otherwise)** 1.1 CCAB qualified (desirable) 1.2 Degree or equivalent (desirable) **2 Knowledge and Experience** 2.1 Experience of rent setting in social housing 2.2 Experience of service charge accounting 2.3 Experience of budget setting and forecasting 2.4 Experience of the housing sector or property development sector (desirable) 2.5 Experience of S20 administration (desirable) **3 Skills and Ability** 3.1 An eye for detail yet able to see the "big picture" 3.2 Forward thinking with excellent organisational skills 3.3 Excellent communication and presentation skills 3.4 Ability to build effective relationships 3.5 Good working knowledge of accounting and housing management systems 3.6 IT skills: (Advanced Outlook/Word/Excel) **4 Behavioural Competencies** 4.1 Awareness of the impact and appropriateness of own personal communication style 4.2 Passionate about service delivery 4.3 Outcome and deadline focused 4.4 Flexible and adaptable with positive 'can do’ attitude 4.5 Open and honest, with a strong sense of integrity 4.6 Self-motivated, with high levels of enthusiasm and drive 4.7 A team player 4.8 Not to tolerate any form of racism or discrimination within the workplace or within the communities where we own and manage homes.
