**JOB PURPOSE**
The position of Estate Service Operative is high profile to the residents and visitors of this high-end luxury residential development, situated on Kings Road. It is essential that very high standards are always maintained and adopted for each task undertaken. Attention to detail is a prerequisite for this position.
**ROLE + RESPONSIBILITIES**
This is a brief outline of responsibilities:
- Remove and replace refuse containers with a small buggy. (new)
- Hoovering the common parts.
- Sweeping the car park and other areas of the Estate.
- Polishing where necessary.
- Sweep external entrances to buildings.
- Litter picking and dog waste removal from the grounds.
- Hold knowledge of risk perception including risk to passers-by during operations.
- Check the pond daily and remove any debris with a net.
- Replace light bulbs and repairs (if necessary.)
- Ad hock tasks as instructed by the Front of House Manager.
- Maintaining a daily log.
- Correct reporting of any security/Health & Safety issues, incidents, and complaints. Taking the appropriate action in the event of an emergency.
- You will be familiar with resolving a variety of maintenance issues including light painting, basic carpentry, and minor plumbing.
- You’ll have an understanding of Health and Safety processes at a residential development.
- You have a good eye for detail and experience conducting regular development inspections, reporting any defect and/or health and safety concerns, cleaning, and maintenance (internally and externally). (new)
- Assist maintenance operatives were instructed by management.
- Any other task as requested by the management team or Front of House Manager.

**Desirable**:
Previous residential Estate experience or similar
Current first-aid certificate
**LOCATION K.C. Estate Management Limited**, **552 Kings Road, London, SW10 0RR**
**WORKING **20 days holiday plus national holiday days.
**ARRANGEMENT **Team Uniform
