Acquisition Manager

The Acquisition Manager is responsible for leading the new store expansion plan across the UK and ROI to deliver the business’s strategic objective for a national portfolio of the high street, shopping centre, and out-of-town stores. The role presents strategicand tactical challenges aligned with the business’s corporate 5-year plan, proactively managing changes in the rapidly evolving retail property landscape and operational requirements. Acquisitions are typically 5-year leasehold commitments with the role beingaccountable for financial, legal, and operational matters including initial fit-out CAPEX.
**Main Responsibilities**:
- Responsible for the formulation and implementation of a 5-year expansion strategy.
- Development and delivery of the annual new store acquisition programme.
- Accountable for the identification of new store opportunities aligned to operational requirements.
- Delegated authority to negotiate property deals in line with or better than market conditions in order to maximise profitability.
- Property Board committee member, a cross-functional decision-making body to approve all new store investments, relocations, and lease renewals.
- Building and managing relationships with senior internal stakeholders to engage and challenge the new store process.
- Developing and managing relationships with a diverse cohort of landlords and agents.
- Delivery of new store sites to the fit-out team with all consents secured in line with expected dates to ensure seamless openings on budget.
- Membership of RICS (or similar professional organisation).
- In-depth knowledge of the UK retail property market across a variety of location types (in town, shopping centre, and out-of-town retail parks) and up to date.
- Ability to analyse data to understand the variable performance of location types in order to forecast sales on new store proposals.
- Up to date legal knowledge and understanding of the interaction between landlord and tenant to enable timely negotiation of contracts.
- Wide breadth of contacts within the UK property market (agents, landlords, and other retailers and their professional advisers).
- Strong negotiation skills and Tenacity.
- Ability to manage multiple projects simultaneously and to work at pace.
- Creativity and ability to rapidly find solutions to issues arising during the acquisition process.
