Commercial Manager

We have a fantastic opportunity for a Commercial Manager to join our team within Vistry Partnerships North West, at our office in Warrington. As our Commercial Manager you will Lead a team of Quantity Surveyors in Vistry Partnerships North West businessunit. The North West business unit has ambitious growth plans based on a target to deliver sites on a mixture pre-sold and open market plots. Experience managing Registered Provider deals and delivery is therefore desirable. You will be required to maximiseprofitability having regard to client/subcontractor relations and the company's strategic objectives with regards to repeat business, the Partnering Ethic, and the risk / reward philosophy. Management of the project commercial team including recruitment, providingdirectionand leadership.

**More about the Commercial Manager role**
- Maximise margin through value engineering, setting robust commercial strategies and proactive management of contractor's accounts
- Optimise cash flow through external valuations and control of subcontractor accounts.
- Aid the Financial Department in the recovery of outstanding monies.
- Assist Cost Estimation for the Business Unit to maintain up to date figures for all group standard house types.
- Ensure correct contractual procedures are operated for both Main Contracts and Subcontracts.
- Monitor that subcontract conditions are 'Back-to-Back' with main contract conditions or with maximum risk transfer.
- Provide pre-contract advice to Estimating Department related to amended Terms and Conditions of Main contracts and resource availability for forward workload
- Forecast Out-turn Margin/Commercial Analysis / programme / progress in conjunction with Line Management and review monthly.
- Experience of COINS required.
- Motivate, plan, co-ordinate, maintain and develop staff to undertake current and prospective workloads.
