MMP Consultancy currently have an opportunity for a Strategic Asset Management Lead to join a Housing Association based in Croydon. This will be a permanent position paying £62,033p/a + Benefits. It is essential that applicants can Demonstrable understanding of NPV calculations and associated factors (investment costs and Sustainability drivers) with regard to the assessment of the viability of properties for considered for Disposal. Experience forthe development of short - and long-term plans forming the strategic approach to the management or divestation of underperforming assets. Demonstrable experience of leading a team and the commissioning of external service providers to assist with the assessmentof the best approach to manage assets and the delivery of approaches that align to the corporate objectives. Experience of handling large dataset to draw appropriate analysis to direct the strategic approach to the disposals programme and achieving the associatedtargets. Experience of managing stock rationalisation options, looking at outliers and an understanding of both financial and non-financial drivers. Experience in the production of dashboards for the monitoring of KPIs, and process stages, focussed on showingthe delivery of work streams towards the achievement of corporate targets. **Job Purpose**: To lead on my clients Active Asset Management approach by developing systems to measure asset performance and help to deliver and develop strategies to improve performance and reduce unit cost. To lead on the delivery of a sophisticated, flexible and robust performance and financial and non-financial analytical capacity for Asset Management. Responsible for developing complex databases and analytics to provide insight into current performance issues and future performance trends. To improve performance and financial efficiency by reducing in-management costs per unit and optimising the impactof investment. This role has a significant impact on the financial performance of our property portfolio and our ability to make sound investment decisions. To lead our disposal of assets which is a key success factor for the business to achieve our wider strategic goals. **Principal accountabilities**: - Working with Head of Strategic Asset Management specify, procure and implement a new dynamic Asset Appraisal Tool for my client to measure the performance of our assets using a range of criteria to ensure we adopt a best practice active asset managementapproach. - To own the Stock Profiler Toolkit. Ensure regular auditing and updating of information sources for Stock Profiler toolkit to ensure data about Asset Performance is robust. Regularly review effectiveness of Toolkit and financial modelling, working with PropertyServices, Finance and Treasury. - Design and produce a variety of reports analysing and presenting the performance of our portfolio. Analytically identify assets which are under performing or assets performing better than anticipated, analyse variances and recommend and implement improvementsboth financial and operational. - Takes a significant role in developing and implementing short, medium and long term plans (up to 30 years) to deal with underperforming assets. Working with Property Services, Housing Management and Legal Services to set ambitious targets and effect improvementplans which positively contribute to my clients financial return on our existing assets. - To lead on the financial appraisal of the acquisition of proposed new assets and disposal of poor performing assets using a variety of asset appraisal tools. - Lead on Options Appraisals, where required, including commissioning and managing external service providers, in order to determine best asset use based on a wide range of criteria and outcomes. - Carries out Asset Management wide business impact assessments, develops benchmark cost and quality analytic reports as a strategic tool to understand and reduce actual cost per home, as well as making recommendations for improvement, working closely withproperty services finance and treasury teams. - Completes system analysis, data and workflow mapping, uses cases required to take ideas from concept to implementation - Uses "big data" statistical methods to mine performance and financial insight from data - Leads on our stock rationalisation approach, supporting the development of strategies / areas of investment. Design and implement the stock rationalisation strategy based on a range of financial and non-financial criteria. Work closely with Developmentand Property Services to ensure an aligned approach. - Identify best practice, including the approach of the leading providers in the public and private sector, to maximise return on investment for my clients portfolio. - Examining areas of spend for accuracy and value for money. Look for weaknesses in processes, errors in information and areas of "wasteful spend". Identify and recommend actions to improve & correct where necessary - Utilise all available data necessary to keep a check on and maximise productivity and efficiency. Working with the data team, ensure data used is the most current and implement processes to automate uploading of new datasets. - Be committed to achieving high standards of service for our residents and conduct all dealings in a professional manner, so as to promote confidence in, and satisfaction with Asset Management amongst other departments, external stake holders and residents - To comply with my clients Standing Orders, Financial Regulations and Contract Procedure policies, as well as all Statutory, Health & Safety and other related Regulations - To help design, implement and deliver an annual disposal programme of up to £30 million a year - Actively contribute towards the strategic business plans for Property and Asset Management.
