We are seeking a dynamic and strategic Associate Director of HR, OD and Communications to join our Senior Management Team (SMT). In this pivotal role, you will lead Human Resources Management, Change Management, Organisational Development (OD), Workforce Development, and Communications. Your strategic vision and operational expertise will ensure that our service meet objectives, targets, performance measures and statutory obligations.

**The main duties of this job include**:
- Ensuring a cost-effective, efficient, and safe maintenance service for healthcare properties using both direct labour and contractors.
- Overseeing internal and external estates management to provide reliable, compliant, and cost-effective services
- Maintaining a safe and secure environment for patients, staff, and visitors.
- Utilising MiCAD as the platform for the Computer Aided Facilities management (CAFM) system ensuring streamlined operations
- Liase directly with the Capital Team and Capital Projects to support effective project execution.
- Monitoring the performance and quality of services from in-house teams and external suppliers.
- Managing mechanical (e.g. decontamination, ventilation) and electrical systems (e.g. security alarms, fixed plants).
- Managing estates and maintenance budgets to ensure projects stay within budget and on schedule.
- Creating reports and presentations for internal and external stakeholders.
- Managing risks related to estates, maintenance, fire, waste, and environmental issues, and advising on mitigation strategies
- Coordinating activities for large estates and facilities projects, resolving conflicts when necessary.
- Ensuring compliance with statutory and environmental risks related to the built environment.
- Handling HR functions, including performance reviews, recruitment, absence management, and staff training.
- Deputising for the Associate Director of Estates when required.

As the Estates Manager, you'll be integral to ensuring our properties run smoothly and safely. This position offers a balance of operational, financial, and strategic responsibilities that are vital to our organisation. In this role, you'll oversee maintenance services for healthcare properties, working with both in-house teams and contractors to maintain essential systems such as decontamination equipment, heating, ventilation, and security alarms.
Your efforts will ensure that these systems are compliant with safety and regulatory standards. You'll also manage the estates both internally and externally, ensuring that our services are reliable and compliant. This will involve making strategic decisions related to fire safety, waste management, and environmental concerns, contributing to a secure environment for patients, staff, and visitors.
Budget management will be a key part of your responsibilities, as you plan and oversee projects to ensure they are completed on time and within budget. You'll also produce reports and updates for internal teams and external stakeholders.
Additionally, you'll handle complex estates and facilities issues, resolve conflicts, and drive strategic objectives.
