**Key objectives of role**:
The post holder will carry out skilled DIY and general maintenance work involved in all aspects of onsite building maintenance, both internal and external.

The role includes general building DIY and maintenance, including basic carpentry, plumbing, tiling, painting and decorating. We're after practical problem-solvers with a passion for making things work and keeping people safe. The post holder will be line managed by the Head of Business Support, but will be expected to take responsibility for managing their own workload and working on own initiative. You will be part of the Business Support team, offering a high level of service to our colleagues and customers within our services and our head office to respond promptly to requests for repair or maintenance and deliver all works to a high standard.

**Role purpose**:
You will be responsible for the delivery of a responsive, high quality and compliant maintenance service.

You will be responsible for responding to and resolving repair requests in an effective and efficient manner liaising closely with Access Business Support colleagues in the notification and reporting of repairs progress.

You will work alongside the Head of Business Support to assist with planning for the repairs service and to deliver an agreed set of Key Performance Indicators for quality, time and cost.

**Key responsibilities**:

- Carry out day-to-day repairs and planned maintenance across our supported housing and community sites to help ensure our spaces are safe, warm and welcoming for all who use them
- Respond to reported faults or damage promptly and efficiently, prioritising issues that affect safety, security, accessibility or void turnarounds
- Carry out general building repairs, which may include carpentry, plumbing, tiling, painting, laying flooring, furniture building and rubbish/furniture removal
- Carry out a range of urgent and scheduled maintenance tasks, such as repairs to drainage, brickwork, fencing and glazing
- Carry out skilled or advanced tasks that do not require formal qualifications, in areas such as fire safety, minor electrics, plastering, kitchen/bathroom fitting and minor construction or groundwork
- Work independently or as part of a small, friendly maintenance team
- Liaise with housing staff to ensure maintenance works accommodate residents’ needs and routines
- Keep accurate records of completed work and reporting issues or risks promptly
- Coordinate with external contractors when specialist work is required, ensuring standards and deadlines are met
- Source/purchase required parts/components for jobs and maintain an inventory of machinery and equipment
- Carry out any other duties and responsibilities as reasonably required in line with operational needs
- Must hold a UK driving licence

**Qualifications**
- Carpentry & Joinery qualification (Desirable)
- Certificate in Mechanical Engineering Services (Plumbing) (Desirable)
- Certificate in Painting & Decorating (Desirable)

**Experience**
- A good working knowledge of the general building/construction industry is essential
- Experience of property maintenance is essential

**Knowledge**
- Good knowledge of building terminology and regulations is essential
- Good knowledge or Health and Safety legislation is desirable

**Skills**
- Well-organised and able to keep good records for data protection and financial purposes
- Self-motivated and possess a proactive attitude, working with mínimal supervision
- Able to work as part of a team and independently
- Responds to all colleagues and customer enquiries promptly, positively, and courteously
- Resolves enquiries promptly, referring to others when required
- Able to liaise with other maintenance specialist services when required
