Experienced Ast Property Manager, Tunbridge Wells

ICS is looking for an energetic and proactive AST Property Manager to join an experienced and dynamic team based in the historic spa town of Royal Tunbridge Wells, Kent.
You will be responsible for managing your own portfolio of properties acting as a key contact for our client's tenants and landlords who may require support throughout the duration of their tenancy.
**Key Responsibilities**:
- To administer the management of let residential properties to include efficient and correct handling of problems that may arise during the tenancy, in addition to; managing any repairs, overseeing check-ins and check-outs as necessary and dealing with anyarrears and repairs and compliance etc.
- Conduct routine inspections of all properties, advising Landlords of any changes or issues arising.
- Promptly notifying tenants of any areas where action is required, etc.
- Conduct check-outs and liaise with all parties to negotiate a speedy and satisfactory conclusion.
- Manage the relationship with the landlord/tenants alike, including any reporting and accounts matters
- Identify and recommend the need for any property upgrades and refurbishment, organising any between tenancy work, including that arising from dilapidations to allow for a timely re-let to maximise Landlord’s income.
- Maintain a working knowledge of compliance information such as Landlord and Tenant/Tenancy Law and Money Laundering legislation.
- Maintain close communication with the person/s primarily responsible at all times (particularly at the beginning and end of the day).
**Essential Credentials**:
- Ideally, hold ARLA Propertymark Level 3 Technical Award or similar (not essential)
- Ideally, have at least 2 years of experience working in Property Management at a similar level.
- Have a good knowledge of Microsoft software packages (Word, Excel and Outlook, etc).
- Excellent communication and interpersonal skills and good at building professional working relationships.
- Exceptional service, reliability, common sense and a positive 'can-do' attitude.
- Strong organisational and time management skills.
- An excellent team player who enjoys being part of a team all working towards a common goal.
**Hours**: Monday - Friday: 09.00 AM - 5.30 PM
**Hybrid Working**: Two days/week WFH
**Salary**: From £38,000 - £40,000 per annum, according to experience
**Holiday Allowance**: 28 days plus the Bank Holidays
