**Overview of the company**:
Homes4All Ltd is an ever-growing housing association that work to provide homeless people with a place to stay. We provide a range of services, including private and emergency housing, employment opportunities and support and training in housing. Additionally, we provide help and support to our tenants through offering bespoke tenancies tailored to their needs and circumstances, signpost them to support services where appropriate, and seek their feedback in a constant effort to enhance our services and execution of those services.

**Main purpose of the job**:
H4All Ltd requires an energetic, motivated, and career-minded Housing Officer who will manage housing and related services on behalf of the company. The role will involve managing a designated patch of houses and keeping in regular contact with tenants, looking after the state of houses and dealing with repairs and nuisance issues. Job Description Role and Responsibilities

**I. **Housing and Occupants Management**
- To oversee booking the occupants and provide advice and information to tenants on all tenancy matters and house rules that they should adhere to.
- Ensure that the house/room is ready, clean and all beddings, cutlery, kitchen equipment are in place before any booking.
- Undertake morning checks (9-11am) for all occupants to ensure they are living and staying in the property. Contact tenants you have not seen through phone.
- Report tenants that you have not seen to the General Manager latest 11am and find out why they are not in.
- Fill out the morning checks form each morning and make sure information is correct and accurate.
- Observe any safeguarding issues for children and adults and follow the company’s safeguarding policy to ensure occupants are safe.
- Carry out property Inspections, monitoring cleaning, grounds maintenance, repairs and maintenance and other estate services, liaising with maintenance colleagues and cleaning team to improve the quality of the environment and ensure house rules are met.
- Report any maintenance issues and complete the maintenance form, submit the form to the General Manager/Office Manager for approval then forward it to maintenance team. Follow up with the maintenance team to ensure the work is done and completed.
- Ensure the discharged occupants return the keys and check the property to ensure it is not damaged. You must submit the voids to the maintenance team.
- Communicate with neighbours and support the housing manger to resolve any concerns they may have.
- Contact the authorities in the event of serious incident and complete the incident report form.
**II. **Anti-Social Behaviours**
- You will provide an excellent service to occupants who experience anti-social behavior, using housing legislation and working with external partners to resolve issues quickly.
- Document and resolve complaints from tenants regarding fellow tenant’s anti-social behaviours and nuisance. Support the office manager to issue warning letters for such complaints and deliver it.
**III. **Performance Information**
- You will prepare reports and statistical information quarterly including anti-social behavior incidents, incident reports and other reports as required by the General Manager.
**IV. **Record Keeping**
- You will update and maintain all manual and computerized records in an accurate and timely manner.
- You will fill and file morning checks form, maintenance form and incident report form and support housing officers to ensure they do file forms timely and correctly.
**V. **Health & Safety**

- To report to Health and Safety Manager any health and safety concerns, hazardous condition or defect in the health and safety arrangements.
**VI. **Stakeholder Relationships**
- You will establish and maintain excellent relationship with landlords and neighbours.
- You will establish and maintain excellent relationships with external partners and stakeholders by attending and representing Homes4All at Forums and meetings.
**VII. **General Responsibilities**
- To always comply with the Association’s legal, contractual, and regulatory responsibilities in relation to the above duties.
