**Post Objective: Maintenance and repairs of the building and its grounds within the**

**range of the person concerned and the provision of a partnering service**

**_Summary of main tasks/principal responsibilities: _**

1. General inspections, repairs and maintenance of building fittings and fixtures according to the maintenance schedule/book. Some of the tasks a handy person will be asked to carry out are as follows
- decoration, maintenance of planted areas, fixing curtain rails, hanging curtains, replacing tap _
- washers, clearing sink blockages, changing light bulbs, putting up shelves, hanging pictures, _
- changing plugs, moving furniture. _

2. Redecorating bedrooms and other areas, touching up damaged paintwork and wallpaper.

3. Deep cleaning kitchens, cooker hoods, equipment and serveries and any high-level cleaning in kitchen and home. You will be shown and guided by head chef and head housekeeper.

4. Cleaning of drains, low level gutters and waste pipes, footpaths and car park areas and rebidding of paving slabs.

5. Statutory regular checking of fire alarm and emergency lighting systems and completion of relevant record sheets.

6. Regular checking of boiler control equipment and reporting defects, rotation of use of pumps and valves.

7. Maintaining cultivated gardens, ponds and shrubberies, clearing litter, weeding, pruning, digging over and fertilising, planting out bedding plants and bulbs, hanging baskets.

8. Re-site equipment, materials and supplies as necessary and assist in unloading deliveries of the same.

9. Maintenance of client’s mobility aids i.e. wheelchairs and trolleys.

10. Simple fault finding and reporting of defects (within the agreed reporting system) to the Manager which require attention of specialists.

11. Statutory monitor water temperatures and complete relevant record sheets.

12. Monitor meter reading and complete relevant record sheets.

13. Assist with any other task necessary to ensure a satisfactory state of repair of the property in accordance with the instruction of the Manager/Property Manager.

All tasks undertaken are to be done in full compliance with the organisations Health and Safety guidelines and always with the safety of the residents and staff as the highest priority.
