Choice Based Lettings Adviser

**Term**: 3 months
**Umbrella Rate**: £25 per hour
**Hours**: 37 per week
**The Role**
3. To identify applicants who should be excluded as a result of Anti Social Behaviour and debt in line with the agreed policy and to provide the supporting information to the Team Leader to make a decision.
4. To process any post received either online or via the postal system.
5. To receive expressions of bidding interest from customers and input these accurately and timely on the CBL system
6. To develop and maintain office systems and ensure accurate records are maintained including the input of data to IT systems as appropriate in relation to the registration process.
7. To identify vulnerable customers and to update the vulnerable register in line with agreed procedures
10. To make recommendations to the Team Leader regarding policy and procedural changes.
11. To provide general housing advice to customers and to liaise with Housing Solutions colleagues regarding cases requiring specialist Housing options or homelessness casework.
12. To make nominations to other Registered Social Landlords for vacant properties from the West Cheshire Homes Register in accordance with relevant Nomination Agreements.
**Requirements**:
**Qualifications**
- English and Maths GCSE (or equivalent) Grade C or above (Essential)
- NVQ level 3 qualification in housing or related field (Desirable)
**Experience**
- Experience of working within a customer focused service (Essential)
- Experience in dealing with enquiries and requests for information in a timely, accurate and efficient manner (Essential)
- Experience of working in a performance management environment and meeting agreed performance targets, and achieving agreed objectives. (Essential)
- Experience in dealing with members of the public, providing a high class service in a customer-focused environment. (Desirable)
- Experience of working in an allocations and lettings service dealing with choice based lettings or general housing enquiries. (Desirable)
- Dealing with, investigating and resolving situations involving applicants on the housing register (Desirable)
**Job Related Knowledge**
- Good working knowledge of Microsoft software. (Essential)
- Ability to deal with sensitive situations and resolve conflict in a professional, diplomatic and sympathetic manner. (Essential)
- Knowledge of housing related databases and software. (Desirable)
- Experience of working in an allocations/lettings service including knowledge of current legislation and best practice. (Desirable)
**Skills and Aptitudes**
- Self-motivated and good team worker. (Essential)
- Ability to organize and manage a diverse workload with minimum supervision. (Essential)
- Good IT skills with ability to maintain and operate IT-based systems specific to the role to ensure accurate data input and retrieval. (Essential)
- Good oral and written communication skills including ability to write clear and concise notes and letters. (Essential)
- Ability to identify changes required to procedures and systems to meet service requirements. (Essential)
- Highly ICT literate with advanced ICT skills in Microsoft office products. (Desirable)
- Advanced communication skills including negotiation skills. (Desirable)
- Ability to review and implement procedures in a clear and understandable form to meet service requirements (Desirable)
