Chelton Brown have an exciting opportunity for a **Junior Property Manager** to join their team.
Location: Northampton
**Salary**: £15,000 - £20,000pa depending on age
Hours: Monday to Friday 8.30am to 5.30pm
Expected to work 1 in 4 Saturdays 9.00am - 4.00pm
**Junior Property Manager** - The Role:
This Job Description sets out the duties of the post at the time it was drawn up. Such duties may vary from time to time without changing the general character of the duties or the level of responsibility entailed. Such variations are a common occurrenceand cannot themselves justify a reconsideration of the grading of the post.
**Junior Property Manager** - Key Responsibilities:
General Tasks:
- Attend your Department morning meeting every day
- Booking in and out keys
- Ensure you keep up to date with your specific tasks and are meeting your KPIs
- Liaising with other departments within the company to ensure queries are dealt with and answered correctly, in a timely fashion
- Ensure we are compliant with all current and new regulations
- Work within the Lettings office on a Saturday carrying out any tasks required on a Rota basis. Take on the role of all the departments and respond to all calls and queries received
- During holiday periods and absence of your colleagues cover/assist to help with their work as and when required
- Always come to work in smart business dress and be well groomed
- To follow company’s Personal Safety Procedures to avoid putting yourself or others at risk
- Arrive to all internal and external meetings and appointments on time
- Arrive at work at 8.30am to put on your computers and be ready to start work or take part in the morning meetings at 8:45am
Specific Tasks:
- Manage portfolio of properties
- Preparation of new inventories using Inventorybase and associated paperwork
- Update of inventories using Inventorybase and associated paperwork
- Carry out final inspections using Inventorybase and associated paperwork. Negotiate dilapidations between Landlord and Tenant to include deposit refunds
- Preparing evidence for any TDS or DPS disputes
- Dealing with general maintenance queries
- Preparation of the properties ready for occupation
- Actioning repairs via Fixflo. All new issues and issues requiring attention need to be dealt with daily. Ensure funds are taken up front and retentions used for works instructing
- Invoices to be processed within 48 hours of receipt
- Utility management
- Carry out move in’s
- First property inspection one month after new tenants move in
- Working with Inspections Clerk to ensure all repairs/issues noted following the visits are dealt with via Fixflo
- Ensure that all properties are compliant eg safety certificates, EPCs, EICR’s, Smoke alarms, Carbon Monoxide detectors are in place. All certificates need to be booked 6 weeks in advance at all times. There should be 0 expired certificates without a validreason
- Action the weekly report you are provided to ensure outstanding Certificates & Fixflo repairs are followed up and dealt with accordingly. Keys which you have been booked out by you or for your jobs must be chased weekly
**Junior Property Manager** - You:
- Proof of Right to Work in UK
- Educated to A level standard
- Experience of Microsoft Office - Word, Excel etc.
- Good Communication Skills
- Car driver with clean license
- Full Training will be given
- Industry Qualification will need to be studied for and completed within a set time frame
