**COMMUNITY CARETAKER**
Reporting to the Neighbourhood Co-ordinator, the Community Caretaker is responsible for maintaining a high standard of cleanliness, safety and repair to our estates, blocks and schemes to ensure we offer attractive places to live and work for our customers and the wider community.

**CORPORATE RESPONSIBILITIES**:
- To ensure the responsibilities of the post are carried out in a way that reflects the standards, vision and values of Great Places;
- To deliver value for money and manage resources effectively and efficiently, ensuring that targets (financial and non-financial) are met;
- To promote Great Places to employers, sector bodies, and the local community, developing effective partnerships with employers, the funding agencies and other representative bodies;
- To observe all policies / procedures / working practices / regulations and in particular to comply with Great Places Equality and Diversity Policy, Health and Safety Policy and Safeguarding Policy
- To undertake appropriate training and staff development.
- To identify and develop individual contribution in the delivery of the Great Places competency framework
**PURPOSE OF ROLE**:
- To deliver a range of scheme and estate based services in Great Places neighbourhoods, ensuring customers receive a high quality, responsive and cost effective service, which offers value for money.
- To work in collaboration with the Neighbourhood Services team to ensure we offer safe and attractive places to live and work for our customers and the wider community.
- To deliver high quality services inline with the principles contained within the Service Delivery Framework.
- To act as an ambassador for Great Places with customers and local stakeholders.
**KEY RESPONSIBILITIES**:
Cleaning, Maintenance and Minor Repairs
- To deliver cleanliness and maintenance to a high standard. You will identify issues, creating and implementing solutions. You will keep accurate records of all work undertaken.
- To achieve the above you will carryout:
- Cleaning and Maintenance
- Building, Grounds and Estate Inspections
- Health and Safety Inspections
- Fire Safety Inspections
- Liaise with Contractors
Supporting Colleagues and being a key component of the Housing Services Team
- To act as the first point of contact for customers, both existing and prospective and deliver a consistently excellent service, responding to enquiries and issues..
- Ensure communal areas and grounds are kept clean and tidy at all times in accordance with current cleaning specification.
- Remove refuse / fly tipping from external and internal communal areas and open spaces.
- Carry out duties using appropriate and agreed cleaning methods, material and equipment, ensuring an adequate supply of materials is maintained.
- Bring to your supervisor’s attention any items in disrepair, damage or areas requiring exceptional cleaning.
- Carry out minor repairs.
- Ensure that any graffiti discovered on buildings or in common areas is removed in accordance with the timescales as defined in the relevant service level agreement.
- Collect and dispose of all sharps and other drug litter in accordance with the timescales as defined in the relevant service level agreement.
- Remove all bodily waste, whether human or animal, disinfecting affected area in accordance with the timescales as defined in the relevant service level agreement.
- Take responsibility for all tools, cleaning equipment and material allocated for your use and liaise with your supervisor or other to ensure that these are maintained in good repair and stocks replenished at all times.
- Regularly inspect communal lighting and arrange replacement of light fittings or bulbs as appropriate.
- Keep all communal areas, walkways and access ways clear of obstruction and fire hazards on a daily basis.
- Carry out gardening duties, including grass / hedge cutting and weed control
- Use chemicals to control weeds when appropriate and in accordance to Great Places CoSHH policies and procedures.
- Ensure that appropriate hazard warning signs and notices are displayed whenever cleaning or repairs are taking place in communal areas.
- Make proper use of any equipment provided and avoid improvisation of any form which could create an unnecessary risk to your personal safety and the safety of others.
- Carry out inspections and maintenance checks of communal areas, gates and doors in accordance with the timescales as defined in the relevant service level agreement.
