**Property Business Development Manager - Manchester ( Hybrid after training ) £26,000 - £30,000 ( OTE £50K )**

Due to the continued success and expansion of the company’s property portfolio we have an exciting new opportunity for a Property Business Development Manager within our Property Department.

This is a permanent position which will be office based, after training can be hybrid

The purpose of this new role is to help drive further growth by acquiring new retail stores nationwide plus provide additional support to asset manage our retail portfolio of approximately 495 freehold and leasehold properties. Main responsibilities wouldbe to target/locate/negotiate/obtain property acquisitions within High Streets, Shopping Centres, Outlets and Retail Parks nationwide but particularly within the UK where currently our store portfolio is less dense.

You’ll collate all the relevant information and costs for each individual location, ensure its financially viable, then prepare a board pack to fully explain the opportunity so that it can be presenting for approval. Reporting to the Head of Property youwill play a key part within the business to ensure that the company’s strategic expansion plans are achieved, so that new retail locations are opened within key demographic towns, on budget and on schedule.

**Key deliverables of our Property Business Development Manager**:

- Target then recommend new potential locations, aiming to open multiple new retail locations per calendar year in line with budget forecast
- Develop/maintain key regional market contacts to help avoid unnecessary agent fees
- Negotiate/obtain very best terms to ensure that each new location is financially viable
- Collate the relevant information and present each new opportunity to the business
- Manage and deliver each project against a rigorous due diligence process to ensure that each matter is delivered and completed successfully
- Communicate all ongoing/completed matters to the relevant H/O departments so that the necessary actions and procedures can be implemented
- Actively participate in all property related matters in relation to new acquisitions, relocation projects, legal queries, business rates and occupational costs

**Key skills & behaviours required to be our Property Business Development Manager**:

- Negotiation and Sales skills
- Good understanding and knowledge of Profit & Loss reports (P&L’s)
- Business case development and high level of excel knowledge is essential
