Role purpose: - To work with contractors, consultant partners, colleagues and residents to deliver the full range of repairs, maintenance and voids services across all Inquilab housing stock that provides value for money and is in line with our Asset Management Strategy
**Key Tasks and Accountabilities**
- Deliver repairs, maintenance and stock investment contracts throughout Inquilab for all housing types
- Inspect day to day repair problems as required, ensuring necessary works are undertaken in accordance with agreed procedures and carrying out quality checks on completed works.
- Undertake diagnosis of defects and repairs for void properties and prepare specifications for remedial works, ensuring works are prioritised and void times kept to a minimum
- Commission/procure and project manage works to void properties to the required standards and in accordance with the Asset Management Strategy/Voids Policy
- Liaise closely with operational colleagues, communicating promptly and accurately on empty properties and providing first line support, assisting with technical queries and taking escalations in relation to repairs
- Provide technical support to the Building Safety Manager and Health & Safety Advisor, specifically co-ordinating and carrying out condition and energy surveys as well as assisting in H&S compliance inspections
- Benchmark our repairs performance against cost, quality, environmental sustainability and other Providers recognised as best-in-sector
- Undertake technical audits of works undertaken by contractors and consultants, ensuring partnering contracts are monitored and managed in line with our targets and KPIs
- Lead, as appropriate, inspections pre-work, during work and post-completion including liaison with residents to manage expectations and ensure continuous improvement in service delivery
- Contribute to a regular programme of compliance testing to ensure Inquilab is fully compliant with statutory and regulatory provisions and in accordance with Inquilab’s Asset Management and other relevant policies, systems and controls
- Manage works completed by third party specialists such as contractors/consultants and take necessary action to ensure homes remain habitable and residents are not required to be decanted temporarily wherever possible
- Take action to ensure any want of repair is not escalated to become claims of disrepair
- Provide professional, technical surveying input to ensure any cases that result in court action are dealt with thoroughly and efficiently on behalf of Inquilab
- Ensure all recoverable expenditure are authorised, recorded, reported and recovered where possible
- Contribute to ensuring comprehensive information is maintained on the type and tenure of Inquilab’s housing stock
- Work with the Development team, providing technical support and advice for all new developments, ensuring long term maintenance and compliance with standard specifications are considered; and attend handover of new properties
- Deal with property related matters including environmental health notices, repairs complaints, building related insurance claims.

Person Specification
Qualification/Education
- Relevant building or surveying qualification
- Technical member of RICS (TechRICS) or relevant construction qualification is desirable
Knowledge and Skills Required
- Working knowledge or building regulations, landlord and tenant law, party wall legislation andpractice and emerging trends in building law and practice, including health & safety legislation
- Knowledge of housing, Housing Law and the regulatory framework
- Knowledge of repairs and maintenance in the context of social housing
- Sound knowledge of building maintenance services including the ability to identify buildingdefects and take appropriate remedial action
- Ability to prepare cost estimates, specification and assist in the preparation of tenders and contract documents
- Knowledge and understanding of the diverse lifestyles and needs of residents
- Knowledge and understanding of landlord and tenants issues arising from leasehold properties
- Good communication, liaison and report writing skills
