**Reporting to**:Headteacher & School Business Manager
**Salary**: £23,817, starting salary: Merton Grade ME6 (£23817 - £24,684)
**Contract**: 35 hours per week, working split shifts, preferably 7.30am - 11.30am and 2.45pm to 5.45pm.
Actual hours worked during school closure periods to be negotiated with the Headteacher and School Business Manager. Annual leave is to be taken during the school holidays.
**Job Purpose**
Ø To be responsible for the fabric and grounds of the school, liaising every day with the School Business Manager and Headteacher on all aspects of looking after the site, including the cleaning. Ensuring that the site is secure and safe, undertaking routine maintenance, security, health and safety checks, and monitoring contracts and contractors.
Ø To advise the Head Teacher and School Business Manager of suggested improvements to the general school environment and outdoor area.
Roles and Responsibilities
Ø To provide premises support and daily maintenance, including overseeing the school cleaners.
Ø Supervision of external contractors, liaising with the area and regional managers and ensure their work is carried out safely and efficiently.
Ø Monitor the performance of external services in relation to their use of the site and provision of their service.
Ø To perform repairs and improvement works.
Ø To open and close the school premises including occasional extended opening hours for termly Governors and Committee meetings.
Ø Maintain an inventory of small electrical appliances and conducting PAT testing on a three-year cycle, once suitably trained
Ø Ensure all bursts, leaks, flooding, fires and breakages are dealt with promptly and safely.
Ø Routine cleaning of communal areas including School hall and Offices.
Ø Regular measurement of water temperature re: prevention of Legionella.
Ø Synchronise all clock, time switches, etc as required.
Ø Undertake minor repairs to fixtures and fittings including desks, tables and chairs as appropriate (excluding electrical equipment).
**General Site Duties**:
Ø Ensuring the site is maintained to a high standard, carrying out regular checks and checks of the premises, equipment and grounds.
Ø Carry out handyperson duties and repairs where possible including repairs to furniture, fixtures and fittings and carrying out minor re-decorating and paint repair tasks.
Ø Reporting all defects which require specialist repair
Ø Develop appropriate monitoring procedures to ensure that the school site is kept clean, safe and in a good state of repair.
Ø Ensure rooms are set out as required for meetings, assemblies and other events are cleared away afterwards.
Ø Premises stock ordering supplies and resources, ensuring that orders received into the school are delivered to the appropriate area or person as necessary.
Ø Recording, investigating and reporting all repairs requiring specialist work (e.g. electrical)
Ø Monitoring and liaising with all contractors
Ø Report, arrange & oversee any alterations, redecorations and specialised work.
Ø Ensure all tools and cleaning products are stored correctly and are not accessible by pupils
Ø Maintain hygiene standards across the school ensuring regulations are met.
Ø Continuous commitment to own learning and development
Ø To maintain cleanliness and general tidiness of all external areas, and empty litter bins daily.
Ø Clean and clear all drains, gullies and ensure effective and healthy operation.
Ø Inspect outside fabric of the school and report and/or repair defects as appropriate.
Ø Inspect all fences, gates, walls, steps, lights etc, report and/or repair defects as appropriate.
Ø Agree a system with Governing Board, and Head Teacher for window cleaning arrangements, and monitor if appropriate.
Ø Clear leaves, snow, ice, moss and detritus as appropriate including treatment of surfaces with salt, etc. Order any necessary de-icing materials.
Ø Inspect all outside areas for hazardous materials. Consult with Head Teacher for the best method of removal.
Ø Oversee regular cutting of grass.
**Security**
As a nominated Key Holder you will be responsible for the security of the whole site, the premises and their contents. This includes
Ø Monitoring and reporting all security matters, preventing trespass, theft and unauthorised parking
Ø Checking boilers weekly and escorting maintenance company site visits.
Ø Ensuring that at the end of the day or other appropriate times, all doors, windows and gates are locked, gas and electrical appliances are switched off, security alarms are set and working correctly.
Ø Undertaking a rolling maintenance of perimeter fences, window locks, security devices, fire appliances and alarms.
Ø Monitor fire safety by conducting weekly fire alarm tests and maintaining a schedule to record weekly fire alarm call point testing.
Ø Liaise with emergency services, security and surveillance contractors to provide emergency access
