Howkins & Harrison LLP is an established firm of property advisers committed to helping our clients in the residential, commercial and rural property sectors. With a regional network of offices we provide a comprehensive service which encompasses the Midlands region as well as a residential sales agency which is enhanced through our involvement with The London Office.
As a member of our property team you will be involved in a wide variety of work both on your own and as part of different teams, which will involve advising clients ranging from individual property owners and buyers, to regional and national developers looking to maximise their property portfolios. The role will require to take on existing clients as well as win new business and clients.
**Employment requirements and location**
We are looking to recruit a Land & New Homes Agent to be based at our Rugby office. Whilst your work will be based at the specific office, the area we cover encompasses all of Midlands offices.
**Job description**
The initial purpose of the role will be to build and maintain a link between the residential development land sales and the residential house sales teams. To ensure that high levels of service are given to vendors of residential land to achieve best price by knowing the market conditions and resales values. Then to ensure that Howkins & Harrison LLP are instructed in the sales of the New Homes from that site and others within our area of practice.
- Residential Development Land Agency - working with the land team - marketing reports, particulars, marketing & advertising, conducting accompanied viewings, negotiations, sales advice and sales chasing.
- New Home Pricing - Assisting with pricing and valuations of new build properties within our area of practice. Contact sites, record keeping and the use of LandInsight.
- New Home Agency - working with the residential sales offices to prepare marketing reports, particulars, marketing & advertising strategies, assist with negotiations and sales advice.
- Planning - have an understanding of planning approval documents and planning conditions in order to expedite land sales.
As your career progresses, so will the responsibility for clients and the type of work carried out, outside work you should be willing to embrace the local area and are encouraged to get involved in activities outside work which involve you in the local community and generate leads.
**Skill set required**
- Estate Agency or Development Land Agency experience in the Midlands.
- Registered with RICS or NEAVA (desired but not essential).
- Strong communicator and enthusiastic about their role.
- Strong negotiation skills.
- Have a good knowledge of the Midlands area and geographical trends.
- Full UK Driving Licence.
- Competent on Office, Microsoft Word and Microsoft Excel (training provided on Alto and Land Insight)
**Package**
A good salary package commensurate with experience will be offered that will be performance reviewed when appropriate. A flexible working pattern with up to 2 days per week working from home.
In addition there will be 25 days holiday entitlement plus bank holidays, out of pocket expenses and mileage, payment of your professional membership subscriptions, training courses and CPD and a company pension scheme.
