Job Title - Maintenance Person Line Manager - Home Manager Main Purpose - To maintain the building and grounds, plan and implement regular work schedules and safety checks. Requirements - To demonstrate good communication skills - Good knowledge of D. I. Y. - Awareness of Health & Safety Regulations - Basic knowledge of pluming - Basic knowledge of joinery - Car driver & owner Main Duties and Responsibilities - Carry out daily tasks as laid out in the Maintenance Book and sign weekly record sheet. - Liaise with specialist contractors as required. - Organise and carry out planned maintenance, painting and decorating etc. - Implement weekly and other fire prevention checks as laid down in Fire Policy. - Record keeping as required. - Safe keeping of tools and equipment. - Ordering and safekeeping of materials with the approval of the Home Manager. - Seasonal gardening works, grass cutting, digging of flowers beds, preparation of hanging baskets etc. - Liaise with Housekeeper and Catering Manager to ensure that refuse areas are kept tidy at all times. - Driving duties as required. - To become familiar with and monitor the output of all heating plant and equipment. - Regularly monitor temperatures within the building and adjust accordingly. Promote energy-efficient use of buildings. - Any other duties as required. - To provide on call cover on a rota basis. Training - You will be required to attend all mandatory and statutory training including: a) Fire b) Handling and Moving Human Resource Manual 2010/2011 Appendix 10: Maintenance Person Job Description 2 of 2 c) COSHH d) Health & Safety Supervision & Personal Development Plans - You will be required to participate in developing a personal development plan twice a year. - You will also be required to participate in supervision sessions every two months. Health & Safety - It is the responsibility of all employees to ensure that the requirements of the Health and Safety at Work Act are complied with, safe working practices are adhered to and that any hazards observed are reported to the appropriate officer immediately.
