Purpose of the Role
- The Site Maintenance Lead is responsible for ensuring that all buildings and grounds are safe, secure, clean, and well maintained. This includes overseeing day-to-day maintenance, health and safety compliance, and supporting the operational needs of the site.
- The role requires working a shift pattern covering 6:30am–8:00pm, with occasional weekend work to support lettings. The postholder will also participate in an on-call rota for alarm callouts.
Key Responsibilities General Maintenance
- Carry out regular checks, routine repairs, and maintenance across the site, including plumbing, electrics, and general building upkeep.
Health & Safety Compliance
- Ensure all maintenance work follows relevant legislation and organisational policies.
- Maintain compliance records such as fire safety checks, water testing, and asbestos monitoring.
Team Leadership
- Supervise and support one maintenance assistant, offering guidance, delegation and training as needed.
Contractor Management
- Coordinate work with external contractors for specialist repairs.
- Ensure all work meets required standards and deadlines.
Budget Support
- Assist with managing maintenance-related spending, sourcing materials cost-effectively, and obtaining three quotes where required.
Record Keeping
- Maintain detailed logs of repairs, inspections, safety checks, and maintenance activity.
Job ActivitiesPreventative Maintenance
- Implement scheduled maintenance plans to reduce breakdowns and extend the lifespan of equipment and facilities.
Emergency Response
- Respond quickly to urgent issues—such as leaks, electrical faults, or security concerns—to minimise disruption.
Energy & Sustainability
- Monitor energy usage and support measures to improve sustainability and reduce utility costs.
Security Oversight
- Oversee security systems including alarms, locks, and CCTV.
- Respond to security issues and ensure systems remain fully operational.
Grounds Maintenance
- Support maintenance of outdoor areas including gardens, pathways, car parks, and play areas.
Inventory Management
- Keep accurate stock records for tools, consumables, and maintenance supplies.
- Order replacements when required.
Compliance & Audits
- Support internal and external inspections by ensuring documentation is accurate and up to date.
Communication & Liaison
- Work collaboratively with management, staff, and outside agencies to arrange maintenance with minimal disruption to operations.
Training
- Provide basic maintenance and health and safety training to team members and other staff where appropriate.
Minibus Oversight
- Take responsibility for routine checks and upkeep of the organisation's minibus.
Waste Management
- Ensure waste is disposed of safely and in accordance with environmental standards and organisational procedures.
Reporting
- Prepare routine reports on maintenance activity, incidents, costs, and ongoing projects for senior management.
