Area Manager – Facilities & Estates Maintenance

Salary:
£50,000–£55,000 plus car/allowance

We're supporting a national facilities services provider in the appointment of an Area Manager to oversee a diverse estate across the Cambridgeshire region. This is a key leadership role responsible for ensuring safe, compliant, and high-quality maintenance and response services across a busy and varied portfolio.

The successful candidate will act as the operational lead for the area, ensuring all statutory and regulatory requirements are met while driving performance, efficiency and customer satisfaction. This role suits someone with a strong technical background, excellent stakeholder engagement skills, and experience leading multidisciplinary teams in complex environments.

Key Responsibilities

  • Lead the delivery of planned, reactive, and project-based maintenance across the allocated estate.
  • Ensure full compliance with statutory legislation, health & safety standards, and internal policies.
  • Oversee safe systems of work, review RAMS, and ensure all activities are appropriately planned, recorded, and closed out within the CAFM system.
  • Coordinate specialist activities such as Working at Height or Confined Spaces, and take responsibility for areas such as Asbestos or Legionella management where required.
  • Maintain risk registers, identify defects, and ensure timely escalation and resolution of issues involving building systems, infrastructure, or equipment.
  • Provide day-to-day leadership for site teams and Skilled Persons, setting clear direction, coaching staff, and monitoring performance.
  • Act as the single point of contact for customers in the region, managing requests, resolving issues, and offering professional technical guidance.
  • Build strong, collaborative relationships with key stakeholders and site representatives.
  • Support the identification and scoping of additional works and contribute to forward maintenance planning.
  • Balance operational delivery with commercial awareness, ensuring services are delivered efficiently, economically, and in line with contractual expectations.

What You'll Bring

  • HNC or higher qualification in a Building or Mechanical discipline (or equivalent experience).
  • Strong experience in planned and reactive maintenance, and ideally in small-works or minor project delivery.
  • Willingness to undertake additional responsibilities such as Authorised Person duties (e.g., Working at Height, Confined Spaces) or roles such as Asbestos/Legionella Responsible Person.
  • Ability to participate in an out-of-hours rota.
  • Membership of a relevant professional body or asset management qualification (e.g., Institute of Asset Management) is advantageous.
  • Confident leadership style, strong decision-making capability, and the ability to communicate effectively under pressure.
  • Solid understanding of property maintenance, asset management principles, and the enforcement of health & safety compliance.
