Freelance Senior Quantity Surveyor £400p/d (Outside IR35)

Working for a main contractor who specilise in residential new build projects for private developers and Housing authorities with projects up to £40m.

There are currently looking for a Senior Quantity Surveyor to lead a £20m 50 unit lowrise RC Frame project in SE London as a lead Surveyor.

Pre‑contract / early stage

  • Cost planning, feasibility studies: setting out cost baselines for a project.
  • Estimating/tender preparation: putting together bills of quantities, pricing etc.
  • Procurement strategy: advising on how to divide up packages, risk allocation, form of contract.

Post‑contract / during construction

  • Interim valuations, cash flow forecasting: keeping track of value of work done, payments due.
  • Change control, variations and claims: identifying changes, quantifying cost/impact, negotiating.
  • Cost reporting and forecasting: monitoring cost vs budget, identifying margin erosion or risk.
  • Subcontractor management: procurement, negotiation, dealing with subcontractor accounts.

Contract administration & commercial leadership

  • Ensuring compliance with contract terms (JCT 2016 etc).
  • Leading the commercial side – dealing with risk, advising project teams, making decisions.
  • Possibly supervising more junior QS's or a small commercial team.
