About the Role Based at our co-living site in Canary Wharf (Isle of Dogs), you'll perform planned/reactive maintenance and ensure statutory compliance. You'll keep the property in top condition, log and resolve issues, and work independently while liaising with suppliers, contractors, and the wider team. Lone working and out-of-hours flexibility is required, with solid judgment and clear handovers key-emergency issues escalated to GM as needed.

Key Responsibilities

Facilities Management
  • Support GM in overseeing contractors, snagging, and timely repairs (per SLAs)
  • Ensure contractor H&S compliance with all required documentation
  • Provide building condition updates as requested
  • Escort contractors as needed
  • Serve as emergency key holder if required
  • Follow any reasonable GM instructions
Electrical Tasks
  • Diagnose/repair domestic appliances
  • Source necessary parts
  • Replace faulty bulbs, hobs, small electrical items
General Maintenance
  • Carry out basic plumbing, decorating, and property repairs (incl. communal areas), aligned with fault system
  • Prioritise issues with GM, log and record completed tasks
  • Undertake physical tasks (lifting furniture/appliances)
  • Manage stock control effectively
  • Regularly inspect flats/communal areas (incl. door closers, fire doors, emergency lights, fire equipment)
  • Complete scheduled PPM (fire panel/water temp tests) with legal documentation
  • Secure and maintain tools/equipment
  • Support member move-in/out checks
Grounds Maintenance
  • Maintain outdoor areas incl. courtyards, roof terraces, bin zones, car park
  • Move bins to council collection points
  • Ensure grounds remain tidy
  • Prioritise tasks with GM
Emergency Procedures
  • Know key equipment/isolation points
  • Identify and contact proper trades in emergencies
  • Follow procedures when accessing occupied units
Customer Service
  • Address member queries per company policy
  • Record incidents and notify management
  • Support members with lost keys/fobs
  • Report problems proactively
  • Meet service expectations
Health & Safety
  • Inspect equipment pre-use and report faults
  • Flag hygiene/H&S risks
  • Log and report accidents/near misses
  • Comply with all current H&S policies
  • Wear required PPE and maintain uniform
  • Monitor and report substandard PPE
  • Ensure RAMS are in place pre-work
  • Keep fire doors shut
  • Know fire/emergency protocols incl. PEEP for disabled members
Defects/Snagging
  • Log defects with contractor and maintain electronic record
  • Monitor defect resolution
  • Assist with snagging in units and communal areas
Core Competencies
  • 2+ years in a similar maintenance role
  • Facilities, PPM, H&S, risk assessment expertise
  • Strong attention to detail and practical problem-solving
  • Flexible, well-organised and committed
Candidate Requirements
  • Electrical qualifications for minor works
  • Basic plumbing and mechanical knowledge
  • Experience with high-rise maintenance/legal standards
