Job Title: General Maintenance Operative/Handy Man

Salary Range: £160-165/8-hour day rate (out of hours and weekend work available). This is not a self-employed position but you are required to have your own van and tools.

Location: 1) Based near Luton - travel between Bedford and North London property portfolio required

2) based in South East London - travel between East, South and West London property portfolio required

Reports to: Operations Manager

We're looking for two multi-skilled General Maintenance Operatives to keep our properties safe, compliant and well maintained. You'll carry out day-to-day repairs, manage void property clean and clear operations and ensure planned and reactive works are completed to a high standard. This role suits someone practical, reliable and empathetic, with a wide range of maintenance skills and a professional approach.

Purpose

To provide day-to-day maintenance support across the property portfolio, ensuring properties are safe, compliant and well maintained. The role is key in supporting both planned and reactive maintenance, managing void properties and helping to create safe and welcoming environments for residents.

Key Responsibilities

· Carry out general property maintenance including joinery, plumbing, patch plastering, painting, decorating and minor repairs

· Manage void property clean and clear operations, ensuring high standards and efficient turnaround for reletting

· Conduct regular property inspections, reporting on condition, safety and compliance issues to management

· Coordinate planned and reactive works, liaising with contractors and ensuring minimal disruption to residents

· Ensure all properties meet current health and safety standards, including updating notice boards and ensuring certification (e.g. PAT testing) is displayed

· Work closely with support workers and care coordinators to address maintenance needs in a professional and empathetic manner

· Respond flexibly to emergency call-outs, including some out of hours and weekend work

KPIs

· Completion of reactive maintenance requests within agreed timeframes

· Void property turnaround within agreed target timescales

· Property inspections completed on schedule with accurate reporting

Skills & Experience

· Experience in general property maintenance, including joinery, plumbing, plastering and decorating

· Knowledge of health and safety standards in residential property, including safeguarding considerations

· Valid, clean UK driving licence and access to a vehicle (vehicle allowance/mileage offered)

· Experience of working in supported housing or with vulnerable adults is desirable (DBS vetting will be required)
