1. Purpose of the Role
The Maintenance Supervisor will oversee and coordinate the day-to-day maintenance, repair, and refurbishment works across the company's property portfolio. This includes supervising a small team of multi-trade operatives and contractors, ensuring all work is completed safely, on time, within budget, and to the required quality standards.
The role requires a qualified tradesperson (e.g. plumbing, electrical, carpentry, or general building) with strong leadership and organisational skills.
2. Key Responsibilities
Operational & Supervisory Duties
- Plan, allocate, and supervise daily maintenance and repair tasks across residential and commercial properties.
- Carry out hands-on maintenance and repair work within your own trade discipline where required.
- Monitor the performance of in-house operatives and subcontractors to ensure quality and compliance.
- Conduct property inspections to identify and prioritise maintenance requirements.
- Coordinate and oversee refurbishment or reactive works, ensuring minimal disruption to tenants and clients.
- Manage maintenance schedules, materials, and inventory.
- Ensure all work complies with current building regulations, health & safety legislation, and company policies.
- Liaise with property managers, contractors, and tenants regarding planned and reactive works.
Health, Safety & Compliance
- Promote and maintain a strong health & safety culture on all sites.
- Carry out and record risk assessments, method statements (RAMS), and toolbox talks.
- Ensure all operatives hold the necessary certification and PPE.
- Maintain accurate maintenance records, asset registers, and compliance documentation (gas, electrical, water hygiene, etc.).
Budget & Reporting
- Assist in preparing and monitoring maintenance budgets.
- Approve material orders and minor works invoices within delegated authority.
- Provide regular progress and KPI reports to management.
3. Skills, Experience & Qualifications
Essential
- Qualified in a recognised trade (e.g. NVQ Level 2/3 or equivalent in plumbing, electrical, carpentry, or general building).
- Proven experience (5+ years) in property maintenance, facilities, or construction environment.
- Experience supervising multi-trade teams or subcontractors.
- Strong knowledge of building services, maintenance systems, and repair techniques.
- Excellent communication, leadership, and organisational skills.
- Full UK driving licence.
Desirable
- SSSTS / SMSTS or other site safety qualification.
- Experience working in the residential lettings or property management sector.
- Knowledge of compliance requirements (e.g. Gas Safe, NICEIC, water hygiene, asbestos awareness).
- Basic IT skills for scheduling and reporting (e.g. Excel, maintenance software).
