to the UK construction industry. They work across sectors including commercial, residential, education, healthcare, and public infrastructure, delivering design-led, safety-driven solutions throughout the project lifecycle.
They are seeking a
Senior Principal Designer / CDM Consultant
to strengthen their London team, someone with a deep understanding of the
BSA
,
Building Regulations
, and the
new Principal Designer duties
under the Act.
Key Responsibilities
- Lead the delivery of Principal Designer duties under both CDM 2015 and the Building Safety Act, ensuring full compliance with statutory obligations.
- Advise clients and project teams on the Gateway process, clearly articulating requirements at each stage (Planning, Design, Construction) and their implications for duty holders.
- Assess designs for compliance with Building Regulations and ensure that safety and regulatory requirements are considered and integrated from concept to completion.
- Identify what constitutes Building Work under the Act, ensuring clear guidance and governance across projects.
- Collaborate with design, engineering, and project management teams to drive a coordinated and compliant design approach.
- Manage and mentor a small team of CDM and H&S professionals, promoting technical excellence and knowledge sharing.
- Support and contribute to bids, tenders, and business development, providing expert insight on BSA compliance and design risk management.
- Represent the company at client and regulator meetings, offering authoritative advice on design safety and regulatory strategy.
Skills & Experience
- Demonstrable experience acting as Principal Designer under both CDM 2015 and the Building Safety Act (BSA).
- Strong understanding of the Gateway regime, including its processes, evidence requirements, and documentation standards.
- Comprehensive knowledge of the Building Regulations and how they interface with safety, design compliance, and building control.
- Ability to interpret and advise on what does and doesn't constitute Building Work under the BSA.
- Proven track record of reviewing and assessing design documentation for compliance.
- Excellent communication and stakeholder engagement skills, capable of advising clients, designers, and contractors at senior levels.
- Relevant professional qualifications (e.g. CMIOSH, IMaPS, CMaPS etc) and a degree in a construction, design, or engineering discipline.
