Role Overview:

We're looking for an experienced and motivated Lettings Area Manager to lead their offices in Bristol, Bath, and Cardiff operations. You'll oversee a team of Lettings Consultants and Asset Managers, ensuring exceptional service delivery for both landlords and tenants. This is a fantastic role for someone who enjoys a fast-paced, varied environment where autonomy, leadership, and customer experience are key. Key Responsibilities:

  • Lead and manage a team of Lettings Consultants and Asset Managers
  • Develop and maintain strong relationships with landlords, tenants, and contractors
  • Ensure an exceptional tenant and landlord experience across all operations
  • Oversee all aspects of lettings and asset management performance
  • Recruit, train, and develop team members to achieve company objectives
  • Review and audit portfolio and branch performance
  • Manage compliance reports and ensure legal requirements are met
  • Support Asset Managers with utility management and investment advice
  • Handle in-tenancy legal notices and landlord meetings when required
  • Manage marketing and advertising of the portfolio in collaboration with the marketing team
  • Conduct staff 1-2-1s, appraisals, and branch performance reviews
  • Analyse lettings KPIs, profit and loss, and deliver reports to the Operations Manager
  • Oversee office organisation including compliance, cleanliness, and company vehicles

Skills and Qualifications:

  • Excellent organisational and communication skills
  • Strong leadership and team management abilities
  • Proven experience in lettings or property management
  • Self-motivated with the ability to work independently and as part of a team
  • Ability to prioritise workload and meet deadlines
  • Flexible and adaptable in approach to work
  • Driving licence required and personal car preferred

Package and Benefits:

  • Salary £35,000 - £45,000 depending on experience
  • Bonus scheme
  • Monday to Friday, 9am–5.30pm, plus 15 Saturdays per year (10am–3pm)
