Role One - Rock Ferry

Role Two - Wallasey

1. To ensure excellent standards of accommodation are provided and maintained at all times, with the aim to maximise income and minimise loss.

1.1 To be responsible for the completion of the void process by completing the relevant Housing Management documents when a property becomes vacant.

1.2 To be responsible for identifying and reporting repairs.

1.3 To be responsible for carrying out minor repairs as directed by the Estates Service Department.

1.4 To ensure all voided properties are turned around within timescales to minimise rental loss.

1.5 To maintain up-to-date knowledge of housing and welfare benefits for residents and be well informed on significant changes to housing law to help them access all support available to them.

1.6 To deal effectively with non-compliance issues, such as non-payment of rent or damage to accommodation, using restorative practises and working collaboratively with the rest of the team.

1.7 To participate in the collection of rental income, including Housing Benefit, Direct Charge and current or former rent arrears by utilising the associated policy and procedures.

2. To provide a safe and secure environment for all residents, colleagues and surrounding neighbours ensuring excellent hygiene standards are maintained at all times.

2.1 To be responsible for the cleaning, painting and preparation of rooms/flats ensuring high standards are maintained throughout the process of making the accommodation ready for occupation.

2.2 To carry out flat inspections within the specified timescales and by completing the relevant documentation ensuring resident participation is promoted at all times.

2.3 To be responsible for the daily cleanliness of communal areas and be compliant with Health and Safety checks to Association specified timescales.

2.4 To be responsible for the completion of relevant documentation as part of regular Health and Safety checks.

2.5 To be responsible for the security of the building at all times by carrying out regular patrols internally and externally and by being compliant with the Association's Visitors policy and procedure.

2.6 To monitor the buildings security and safety by utilising CCTV for the purpose intended in the associated Policy.

2.7 To effectively deal with any acts of Anti-Social Behaviour in-line with Association Policy and Procedures.

2.8 Working within on-call arrangements, liaising with statutory services working within local authority protocol.

3. To follow policies and processes within housing management practice, and contribute to service improvement.

3.1 Ensure compliance with Association Policy and Procedure at all times.

3.2 To ensure consistent standards of safeguarding and trauma informed practice with residents by observing the Association's safeguarding procedures, respecting professional boundaries to keep everybody safe.

3.3 To assess and monitor the risks presented by residents to ensure they can keep themselves safe and, where possible, continue their development.

3.4 To record all safeguarding concerns, incidents and accidents and share appropriately with the wider team, line manager and if necessary, members of the senior management team.

3.5 Maintain accurate records of resident's progress, challenges and significant incidents.

4. To prepare and undertake positive Housing Management functions utilising formal and informal communication methods.

4.1 To supervise the admission and departure of residents including responsibility for completion of all associated administration.

4.2 To assist the Support Worker in the implementation of assessment, support planning and outcomes, maintaining accurate records.

4.3 To ensure residents comply with all relevant Housing Management processes and offer advice and assistance to promote understanding in the areas of housing management and flat management.

4.4 To maintain exemplary community and neighbour relations through effective communication and specifically high-quality incident management.

5. To assist residents to meet their individual goals, aspirations and positive outcomes.

5.1 To work alongside residents providing advice, guidance and practical support to maintain flat hygiene.

5.2 To provide information, advice and guidance on a range of internal and external services to meet the needs of the residents.

5.3 To work closely with colleagues from other teams and Stakeholders in promoting initiatives/activities.

5.4 To use various methods to engage with residents so that they sign-up to programmes using internal/external tool kits.

6. Collaborative Working: To ensure effective collaboration, underpinned by a clear focus on meeting the needs of individuals, taking an outcome focused approach, utilising relevant systems and clear lines of communication, and a shared understanding of roles and responsibilities.

6.1 To work as part of a team, to ensure rota cover, and take responsibility for personal safety.

6.2 To be trained and proficient in the application of a range of tools/assessments in order to progress residents support and risk needs and ensure assessments are recorded and updated on the Association's systems and where applicable on commissioners' systems.

6.3 To engage in reflective practise sessions, individually and as a team, to assess the effectiveness of interventions and identify areas for personal and professional development.

6.4 To attend and contribute towards monthly team meetings.

6.5 To actively participate in the Association's Performance Management process.

6.6 Working with partner organisations and signposting to services as appropriate, enabling residents to meet their desired outcomes and aspirations.

7. For Ofsted registered sites, to adhere to all Ofsted regulations and standards, provide quality and consistency of service and property standards to continually meet the Ofsted regulations, and be part of the preparation for Ofsted inspections.

7.1 Be responsible for ensuring the site and services provided meet the requirements of Ofsted.

8. General

8.1 Participate in any training and professional development that may be considered necessary in developing the Association's services.

8.2 Take responsibility for taking reasonable care with regards to yourself, colleagues, residents, stakeholders, and visitors with regards to Health and Safety.

8.3 Strict adherence to confidentiality, data protection and related legislation is required at all times.

8.4 Work in accordance with the Association's Safeguarding Accountability Framework at all times.

8.5 Treat everybody with respect and demonstrate commitment to Equality and Diversity.

8.6 Promote good practice through adhering to the Association's Values and demonstrating the Association's Behavioural Competencies.

8.7 Attend any meeting as directed by the line manager as and when required.

8.8 The function, tasks, duties, and responsibilities identified are not necessarily exhaustive or restrictive. Other duties may be further advised which are also commensurate with the post.
