A leading global real estate investment platform is seeking a Senior Associate / VP to join its growing Asset Management – Special Situations team. The firm deploys both equity and debt capital across large-scale, complex real estate transactions in the UK, Europe, and North America. Its flexible mandate allows it to structure senior debt, mezzanine, and joint-venture equity positions across a broad range of asset classes.

Because the platform invests across the capital structure, it is not uncommon for the firm to enforce on underperforming or defaulted loans. As a result, they require in-house expertise capable of taking ownership of distressed assets, stabilising them, creating value, and ultimately executing profitable exits. This hire will be instrumental in driving outcomes on situations where the firm steps into ownership via enforcement or through its opportunistic equity strategy.

Key Responsibilities

  • Lead the asset management of distressed, non-performing, or special situations real estate assets, primarily held through equity positions.
  • Formulate and execute value-creation strategies, ensuring assets are repositioned and prepared for successful disposal at optimal market timing.
  • Manage complex stakeholder relationships including joint-venture partners, borrowers, servicers, advisors, and legal teams.
  • Build and maintain robust financial models to track performance, sensitivities, downside cases, and exit scenarios.
  • Oversee sale processes, including agent appointment, data room preparation, transaction management, and negotiation support.
  • Provide input into investment committees and internal reporting on asset business plans, updates, and exit recommendations.
  • Work closely with investment professionals across debt and equity teams to ensure a seamless transition from acquisition/enforcement to active asset management.

Candidate Profile

  • Real Estate asset management experience, ideally gained at a distressed/opportunistic real estate private equity fund or a special situations investment platform.
  • Demonstrable experience taking distressed or complex assets from enforcement/receivership through to value creation and ultimate profitable sale.
  • Strong understanding of both equity ownership and the dynamics of loan enforcement, with the ability to step into ownership positions mid-cycle.
  • A track record of managing multi-stakeholder, operationally intensive assets across office, retail, logistics, residential or mixed-use portfolios.
  • Solid financial modelling skills and the capability to interrogate business plans and underwriting assumptions.
  • Confidence operating in high-stakes, time-sensitive environments where rapid decision-making is required.
  • Exceptional communication skills and the gravitas to engage with senior internal and external stakeholders.
