Estates Team Leader

CWPT requires an Estates Team Leader to be responsible for the day‑to‑day management of the estates hub in Marston Green, overseeing operational maintenance service delivery and ensuring a compliant, high‑quality, safe and value‑for‑money operational maintenance and minor projects function. Responsibilities Implement and monitor a robust maintenance system, reporting performance against objectives as required. Support the Senior Estates Management team to standardise practices and processes, delivering modern maintenance services that meet compliant standards and a customer‑care focused delivery. Manage and control the Mechanical, Electrical and Building Estates Hub team and external contractors. Handle performance management, sickness absence, disciplinary and grievance issues, one‑to‑one meetings and staff appraisals. Use the Works Management System to schedule, plan and prioritise staff workloads, allocating resources to meet service level agreements (SLAs) and key performance indicators (KPIs). Respond to routine day‑to‑day requests for Mechanical, Electrical and Building assistance, ensuring a fast and effective response to breakdowns. Ensure Planned Preventative Maintenance (PPM) systems are implemented, carried out and scheduled appropriately. Provide technical advice and liaise with Estates Officers, Ward Managers, Departmental Heads, Risk Management, users and clients at all levels. Advise Statutory Regulators, Consultants, Fire Brigade, Contractors and external company representatives. Establish and maintain quality systems to ensure work is carried out efficiently and effectively to current standards and codes of practice. Observe Statutory Health and Safety and other relevant requirements, performing Health and Safety risk assessments. Plan, supervise and monitor estates department staff to maximise productivity and performance. Conduct procurement, organisation or planning activities as necessary for the estates department. Participate in the Estates on‑call rota, with evolving frequencies. Act as an Authorised Person (AP)/Responsible Person (RP) for specialist hard FM services (e.g., HV/LV, water, pressure systems, lifts). Supervise work that may need to be performed outside normal working hours, including evenings, nights, weekends or shutdowns. Carry out Maintenance Monitoring audits for buildings under the Trust’s responsibility. Recruit trade staff and prepare statutory, mandatory and basic training plans for the engineering and building estates team. Produce progress reports, method statements, risk assessments and permits to work for Trust staff. Provide estates and capital support to other organisations when required.
