What We Are Recruiting For We are currently recruiting for a Senior Building Services Manager, to work on a major project in central London. You will integrate in multi-disciplinary project teams, throughout the procurement and construction process. To set up, procure and direct the safe, efficient installation, completion and close out of the MEP services to the project needs and prescribed parameters within budget and within programme. Roles & Responsibilities Report to the Project Director and produce design reviews, method and time related information required for tenders, management of construction, completion and post construction obligations. Understand building services including design principles, construction techniques, commissioning and handover requirements. Communicate and cooperate with subcontractors, consultants, client and client team, and other associated stakeholders. Assist Commercial team with value engineering opportunities, variations and disputes. Assist other team members with tender submissions, pre-construction activities. Understand health & safety rules and regulations, CDM and company policies. Manage and lead Bovis Mechanical and Electrical (M&E) team or major trade packages on site. Review design to ensure delivery is in compliance with the Employer’s Requirements. Review design and installation drawings to ensure delivery is in compliance with regulatory requirements. Produce design scope of works to obtain consultant fee proposals. Produce scope of works for M&E subcontractor tendering. Review all tender submissions to ensure no scope gaps with offers received. Coordinate with client’s representatives, design consultants and subcontractors. Monitor and manage the design within the framework of a design and construct contract. Implement the design required to be installed by subcontractor through the construction phase. Review design, procurement, construction and commissioning programmes. Chair M&E design, construction and completion meetings as necessary. Chair Subcontractors progress meetings, report site progress, programme, commercial and technical issues. Maintain close liaison with onsite construction team to ensure delivery and monitoring of works by the sub-contractor and specialists. Conduct onsite inspections for workmanship, compliance and safety in relation to Employer and regulatory requirements. Liaise with commercial managers to ensure cost control. Assist with developing commissioning strategy, programme and close liaison with commissioning managers and technical authors for the setting to work of the systems and preparation of the O&M manuals and technical documentation for the end user. Prepare and submit M&E monthly progress reports. Attend factory inspections and off-site factory acceptance testing of software systems as required. Review consultant all subcontractor technical submissions, functional design descriptions, samples, quality benchmark, mock up before submission to client. Manage, coordinate, review and comment on all completion activities such as commissioning, operating & maintenance manuals, sustainability and requirements of Building Information Management systems. Assist with successful handover to the client and all post completion soft landing requirements. Manage and maintain relationships with both internal and external stakeholders, e.g. client, design team, supply chain, local authorities/communities & project team. Hold and attend progress meeting with project & supply chain teams. Regularly walk construction sites to review Health & Safety compliance, progress and quality of installation. Ensure appropriate and talented resources are available by recruiting both externally & internally. Develop employees and manage talent within Construction business. Communicate lessons learned to the projects & wider business. Essential Preferably qualified with a degree in building services, or mechanical or electrical engineering, will consider relevant HNC or HND qualifications. Established skills and traits in managing people to get the best out of them. Leadership. Motivational and proactive. Background in design, construction & delivery process including design management experience with a main contractor on projects above £30m in value. Knowledge of design principles and experience in project delivery. Commercial and financial understanding in the above context – ability to contribute to value engineering as part of the design process. Skill in managing disputes and finding solutions. Minimum experience approximately 15 years in construction, including a sound knowledge of Construction methodology, process and sequence. Experience of User group interface and stakeholder engagement. Desirable Educated to degree level or equivalent. Recognised disciplines include Civil engineering, Architecture, Quantity Surveying or similar building related studies. Professional memberships; CIOB, RICS, CIBSE or similar affiliation. Experience in delivering NABERS, SMART, BREEAM OUTSTANDING commercial-spec office buildings. Mentoring of junior staff. We Will Provide Car allowance. Flexible and hybrid work options.
