Property Manager – Residential Management Group (RMG) Join Places for People as a Property Manager managing residential blocks and estates across Buckinghamshire and Hertfordshire. Location & Working Arrangements Based at our head office in Hoddesdon (EN11 0DR). Requires attending a team meeting once per month and combines site visits with remote work from home. Responsibilities Carry out and monitor services required, in line with the service level agreement with contractors and the terms of the lease. Construct the appropriate budget and monitor the collection of Service Charges to fund necessary works. Lead meetings with RMC Directors, Residents' Associations and Developers, in line with the service level agreement and statutory requirements. Ensure compliance with Health & Safety, M&E and other regulatory requirements. Maintain a fully documented audit trail for site visits and meetings. Identify and prompt maintenance to reduce risk of further damage. Ensure all consultation procedures are followed. Review lease requirements for major works, serve Section 20 notices, and implement a major works programme. Qualifications & Experience Block/Estate Property Management experience in a previous Property Manager role. Proficiency in understanding leases, service charge budgeting, and related legislation. Sound knowledge of the Building Safety Act, with experience managing Higher Risk Buildings and complex sites. Able to build and maintain key relationships internally and externally. Excellent attention to detail, comfort with Excel, strong financial accuracy, Section 20 knowledge, and great customer service skills. Excellent organisational and time‑management skills.
