Business Owner MARESH Property Services and Northwood in Shropshire, Herefordshire and Monmouthshire Location: Northwood (Hereford) Ltd, Hereford (office-based with some flexibility for home working) Salary: Competitive, with strong commission potential based on sales completions Experience Required: Minimum 5 years in Estate Agency Ideal Age Profile: 30+ (experience-based, all applicants welcome) About the Role Northwood (Hereford) Ltd is seeking an experienced, confident, and highly motivated Sales Negotiator to lead and run our Estate Agency division. This is a standalone role suited to someone who enjoys autonomy, takes initiative, and thrives on generating results. You will take responsibility for the full sales journey — from generating leads and conducting market appraisals, through to marketing, negotiation, and sales progression. You’ll act as the driving force behind the growth and performance of our Estate Agency arm, supported by our established Northwood brand and Lettings business. Key Responsibilities Proactively generate market appraisal opportunities through prospecting, CRM outreach, and smart marketing tools. Conduct professional property valuations and deliver compelling presentations to win instructions. Maintain a strong conversion rate from appraisal to listing. Create high-quality marketing campaigns for each property, including accurate, engaging property descriptions and creative targeted social media content. Ensure all listings fully represent the Northwood brand and stand out in the local marketplace. Manage all buyer enquiries promptly and professionally. Arrange and conduct viewings, providing insightful and honest property information. Handle offer negotiation to secure the best outcome for clients. Oversee sales progression from offer through to completion, liaising with solicitors, buyers, sellers, and third parties to ensure a smooth transaction. Work independently to drive the success of the Estate Agency division. Generate new leads through networking, local knowledge, and effective use of property technology tools. Develop and maintain strong relationships with clients, prospective sellers, and local partners. Represent Northwood (Hereford) as a trusted, respected local agent in the community. Requirements Minimum 5 years’ experience in residential Estate Agency. Proven track record in valuations, winning instructions, negotiation, and sales progression. Confident, organised, and capable of working independently without daily oversight. Strong photography, copywriting, and marketing awareness (training can be supported where needed). Excellent communication skills — both written and verbal. Comfortable using CRM systems and digital tools for lead generation and pipeline management. A proactive mindset with the ability to create opportunities, not wait for them. What We Offer A key, autonomous position within a respected Hereford property brand.
