Building Manager/Resident Services Manager My client, a globally established real‑estate agency, is looking for a Building Manager / Resident Services Manager for a residential Build‑to‑Rent development in Bournemouth. The role involves managing the property from enquiry to resident move‑in, delivering high‑quality customer service, and fostering a sense of community within the development. Key Responsibilities Oversee residential, commercial, and retail on‑site management. Build and maintain relationships with long‑term commercial and retail tenants. Ensure site grounds are maintained to required standards. Manage on‑site staff and sub‑contracted personnel. Prepare daily reports and hand‑over briefings. Coordinate maintenance and repairs promptly. Control contractor site access and manage service‑provider contracts. Organise and run tenant services through third parties or in‑house. Keep residents informed via multiple communication channels, including social media. Negotiate special offers and discounts for residents. Create a community feel through communication, events, and innovations. Schedule contractor appointments, manage defect warranty repairs, and log issues to meet service levels. Conduct regular inspections of communal areas and apartments. Coordinate Health & Safety compliance with Estate and Facilities managers. Manage the building expenditure budget and optimise value from suppliers. Handle leasing process: enquiries, viewings, offers, and applicant vetting. Attend court hearings when required. Maintain effective and efficient day‑to‑day operations of buildings and estate. Ensure public areas remain clean, tidy, and secure. Maintain compliance with statutory requirements, codes of practice, and H&S policy. Supervise security operations and respond to incidents. Communicate with tenants, leaseholders, contractors, and local authorities. Develop and maintain relationships with tenant representatives and manage satisfaction. Facilitate training and development for staff and contractors. Conduct performance reviews and manage training plans. Skills, Knowledge and Experience Experience in BTR, Property Management, Building Management, or Facilities Management. Strong leasing background preferred. Excellent customer service skills. Ability to think on feet and make sound decisions. Outgoing, warm, friendly personality with a positive attitude. Highly organised, meticulous, and tenacious. Excellent written and spoken communication. IT literate and social media savvy. Strong financial management skills. ARLA/IOSH certification preferred. Working Hours: Monday to Friday, 8:30 am – 5:30 pm or 9:00 am – 6:00 pm. Salary: £40,000 to £42,000 based on experience, plus discretionary bonus.
