Planned Programme Team Leader

About The Role We’re looking for a proactive and experienced Planned Programme Team Leader to join our Asset Management team. In this role, you’ll lead a team of three surveyors responsible for delivering planned component replacement programmes, maintenance works, and major repairs. You’ll also take ownership of a small number of key projects yourself, ensuring they’re delivered on time, within budget, and to a high standard. You’ll be the go-to person for technical expertise, working closely with colleagues across Asset Management to resolve complex property maintenance issues. You’ll oversee procurement, manage contractors and consultants, and ensure all statutory and health and safety requirements are met throughout the lifecycle of each project. Financial accountability is key, with project budgets reaching up to £10 million. As a team leader, you’ll recruit, support, and motivate your surveyors, holding regular one-to-ones and ensuring they have what they need to succeed. You’ll also be expected to support the wider Surveying Services Team on a reactive basis when needed. About you You’ll bring solid technical knowledge and hands‑on experience in building surveying, ideally backed by an HNC/HND or CIOB qualification. You’ll have a strong track record of managing contracts, writing specifications, and delivering projects within budget. Experience in residential repair or improvement projects and procurement of contractors and consultants would be a bonus. You’re confident navigating building regulations, CDM 2015 requirements, and construction‑related legislation. You know how to manage competing priorities, solve problems quickly, and communicate clearly with a wide range of stakeholders—from residents and contractors to internal teams and external consultants. You’ll be comfortable using Microsoft Office and internal systems to manage your workload and produce reports. A valid driving licence and access to a roadworthy vehicle are essential, as is the ability to carry out site inspections using PPE, stairs, and ladders. A basic DBS check will also be required. The successful applicant will require a basic Disclosure and Barring Service (DBS) certificate which is considered satisfactory to Housing Solutions.
