About the Role

I am seeking an accomplished Senior Site Manager / Project Manager to lead the delivery of an exclusive bespoke new build residential development in the heart of Cheltenham. The scheme comprises fewer than ten luxury homes, each designed and constructed to the highest specification, with individual property values reaching up to £3 million.

This is a rare opportunity to oversee a prestigious project in one of Cheltenham’s most sought-after locations, from initial groundworks through to final handover. The ideal candidate will have a strong background in high-end residential construction, a meticulous eye for detail, and the ability to manage a site team, subcontractors, and client relationships to exceptional standards.

Key Responsibilities

Take full ownership of day-to-day site management, ensuring programme, budget, and quality targets are met.

Lead and coordinate all trades and subcontractors to deliver work safely, efficiently, and to the highest craftsmanship.

*

Oversee site setup, logistics, and sequencing for multiple bespoke plots running concurrently.

*

Uphold rigorous health, safety, and environmental standards, ensuring full compliance with legislation and company procedures.

*

Liaise directly with clients, architects, structural engineers, and design consultants to maintain strong communication and collaboration.

*

Prepare and maintain build programmes, progress reports, and cost tracking documentation.

*

Manage procurement schedules and subcontractor packages to align with project timelines.

*

Ensure exceptional quality control through regular inspections, snagging, and close attention to detailing.

*

Identify and resolve technical challenges proactively and efficiently.

*

Mentor and guide site staff and junior managers, promoting a culture of excellence and accountability.

Experience & Qualifications

*

Minimum 5 years’ experience in site or project management, with a proven record in high-end bespoke residential builds.

*

Experience managing multi-unit luxury developments or individual high-value homes (£2m+).

*

Strong technical and commercial understanding of build processes, sequencing, and high-spec finishes.

*

Relevant qualifications in construction management (HNC, HND, NVQ Level 6+, or degree).

*

SMSTS, CSCS (Black Card), and First Aid at Work certifications.

*

Excellent leadership, organisational, and communication skills.

*

Full UK driving licence and flexibility to work on site full time.
