Position: Regional Maintenance Surveyor Location: South Wales, Herefordshire, Shropshire, and West Midlands – covering care services and office facilities. Salary: Up to £44k DOE plus monthly car allowance £425. Hours: 37.5 per week. Contract: Full-time. Role Overview Shaw Healthcare is the largest employee‑owned healthcare company in the UK. The Regional Maintenance Surveyor will report to the Director of Property Management and provide estate management services across the region. Duties & Responsibilities Conduct routine inspections and annual condition surveys in line with contractual requirements. Prepare work schedules and inspection reports, including specifications, and assist with tender and contract documentation. Supervise onsite works, authorise payments and final accounts. Participate in annual Health & Safety audits and implement Planned Maintenance Programmes. Assist in developing annual property budgets in liaison with Operations and Finance. Attend contract monitoring meetings and represent the organization as required. Review and act on remedial works identified by statutory bodies such as the Health and Safety Executive, Fire Officers, Environmental Health Officers, and the Care Quality Commission. Manage specific tasks including asbestos, CDM regulations, control of legionella, and fire risk management. Provide training and mentoring for direct labour operatives and Care Service Managers. Maintain Approved Supplier and Contractor databases and statutory compliance service agreements. Record, manage databases, update the Lifespan Asset Management System, CAFM system, and monitor the Maintenance Operative compliance system. Perform any other duties as defined by the Director of Property Management. Essential Criteria Recognised qualification in Building/Estates Surveying or Construction Management. Minimum of 5 years post‑qualification experience managing multiple projects across a geographical area. Sound knowledge of Health and Safety and statutory compliance. Excellent written and verbal communication skills. Self‑motivated and able to work remotely or as part of a team. Attendance at routine meetings in care services and regional offices; occasional overnight stays away from home. Valid driving licence and access to a car. Desirable Criteria Experience working within the care sector. NEBOSH or IOSH qualification. Experience managing complex PPP and PFI contracts. Understanding of lifecycle fund management and results‑driven KPI management. Knowledge of mechanical & electrical systems operation.
