Voids Operations Manager

The Role

We’re looking for an experienced and proactive Voids Operations Manager to take responsibility for the operational and financial performance of a large, fast-paced voids and repairs contract.

You will provide inspirational leadership to supervisors, RLOs, admins and trade teams, ensuring work is delivered safely, efficiently and to the highest standard while maintaining strong client relationships and driving continual improvement.

This is a strategic, hands-on role that requires strong contract management expertise, commercial awareness, and a deep understanding of social housing repairs and voids turnaround.

Key Responsibilities

* Lead and manage the operational delivery of a large voids and responsive repairs contract, ensuring work is completed safely, on time and to specification.

* Build and maintain strong, collaborative relationships with client teams, housing officers, surveyors, and resident groups.

* Drive contract performance, ensuring all KPIs, service levels, productivity benchmarks and contractual obligations are met or exceeded.

* Oversee supervisors, administrators, operatives and subcontractors—providing leadership, coaching, development and performance management.

* Monitor progress of works, ensuring quality standards, SOR compliance and specifications are followed.

* Take ownership of financial performance, including cost control, profitability, forecasting, and reporting.

* Manage resource allocation, ensuring the right operatives and subcontractors are available to meet programme demand.

* Ensure a strong safety culture by monitoring H&S compliance, risk management, site inspections and environmental standards.

* Produce accurate operational and commercial reports, presenting performance updates to the Divisional Manager and client.

* Support recruitment, retention, onboarding, training and ongoing development of team members.

* Oversee management systems, processes and performance dashboards to ensure smooth workflow and data accuracy.

* Champion continuous improvement across voids turnaround times, customer satisfaction, quality and commercial results.

* Ensure all sustainability, environmental and compliance policies are followed across daily operations.

About You

You’re an experienced contract or operations manager with a strong background in repairs, maintenance or voids delivery. You combine commercial knowledge with strong people leadership, and you’re able to manage high-volume workflows while keeping teams motivated and clients confident.

You thrive in a performance-driven environment, balancing technical, operational and financial responsibilities with a proactive, solution-focused mindset.

Requirements

* Proven experience managing repairs and/or voids contracts within social housing or property services.

* Formal building, construction or trade background (or relatable operational experience).

* Strong management skills with the ability to lead and motivate teams at all levels.

* Excellent understanding of building maintenance, repairs processes, voids scoping and contract governance.

* Good knowledge of SOR, compliance and safety standards.

* Strong IT skills with the ability to use job management systems and produce high-quality reports.

* Excellent communication, problem-solving and organisational skills.

* Ability to adapt to changing priorities and manage a demanding workload.

* Full UK driving licence & clean DBS.

* Must own an Android or iOS smartphone (BYOD) for work use.
