Commercial Manager We’re looking for a Commercial Manager to lead the commercial team, manage a team of surveyors, and support the delivery of quality homes at cost‑effective prices. Responsibilities Oversee the compilation of all weekly, monthly and quarterly reports. Be aware of new materials, methods of construction and latest regulations, codes of practice and NHBC requirements. Manage the work of surveyors, including training and mentorship. Implement cost control procedures, managing and controlling budget and valuations. Ensure commercial teams are fully resourced and well directed. Contribute to conceptual designs/options to keep design within budget. Liaise with Cost Planning, Buying and Technical to ensure accurate budget preparation. Produce Site Start budget and ensure compliance with Group Policies. Be actively involved in value engineering and update Group and Regional site review documents. Control budget throughout development and manage cost overruns. Supervise costing for each aspect of site development. Analyse and report on costs and cash flow. Audit subcontractor recommendations for compliance. Oversee subcontract orders, payments and variations. Process orders, payments and variations using Excel and COINS. Evaluate and agree variations and instructions within budgetary constraints. Liaise with site personnel and subcontractors to maximise productivity. Attend projects and team meetings, presenting the commercial position. Compile and present valuations at Divisional meeting. Control commercial aspects with respect to the RSL. Understand codes of practice that impact estimating. Work with internal and external auditors as required. Perform any other duties as required by Commercial Director. Promote and act in accordance with Group values, systems, policies and procedures. Qualifications Qualified to HND level or higher with a valid CSCS card. Proven track record in similar role or at Senior Surveyor level. Confidence to present reports to the Board of Directors. Full understanding of current market conditions and rates. Highly numerate with excellent attention to detail, able to gather, interpret and present data. Methodical, conscientious and organised. Strong IT skills, knowledge of commercial computer systems. Articulate, clear and credible, able to thrive under pressure. Resolve disputes, problems and cost issues. Work on own initiative, driving ownership of projects. Strong communication skills, building effective relationships. Experience in house building industry including Building Regulations, NHBC, HSE. Team player supportive of colleagues.
