These are at the heart of everything we do.Location: RAF Waddington (on site role)Permanent, Full timeSalary: Competitive Role and ResponsibilitiesThe Small Works Project Manager plays a critical role in the successful delivery of billable works and small projects across the Defence estate. This position is responsible for driving projects from inception through to completion, ensuring they are delivered safely, efficiently, and to the highest standards of quality and compliance. The role demands a technically competent and commercially astute professional with strong leadership, coordination, and relationship management skills.As the central point of accountability for small works delivery, the Project Manager ensures that all activities are executed in full compliance with statutory, regulatory, and Ministry of Defence (MoD) requirements. This includes adherence to Health, Safety and Environmental standards, and a proactive approach to identifying and managing project risks. The Small Works Project Manager maintains oversight of the supply chain, ensuring that suitably qualified and experienced contractors are deployed, resources are properly managed, and all work is completed to specification, on time and within budget.The role involves close liaison with key stakeholders including Defence Infrastructure Organisation (DIO) representatives, site management teams, and end users to define project scope, priorities, and delivery schedules. The Project Manager is expected to lead collaborative planning and ensure alignment between operational requirements and available resources, delivering flexible solutions that meet the evolving needs of the client.Strong commercial awareness and cost management skills are essential, as the role requires balancing value for money with high-quality outcomes. The Small Works Project Manager will monitor project budgets, control expenditure, and ensure that all financial commitments are accurately tracked and reported. They will make informed decisions to manage change, mitigate risks, and optimise resources to ensure contractual performance targets and key performance indicators (KPIs) are consistently achieved.A core responsibility of this role is the management of project documentation and compliance records, including the review and approval of Risk Assessments and Method Statements (RAMS) to ensure safe systems of work. The Project Manager will maintain accurate project data through CAFM systems such as Maximo and SharePoint, ensuring all relevant documentation is uploaded, distributed, and stored in line with company procedures.The Small Works Project Manager also plays a key role in fostering strong client and stakeholder relationships, acting as a trusted point of contact to resolve issues, manage expectations, and ensure that the customer experience remains positive throughout the project lifecycle. Excellent relationship management skills are essential, with the ability to communicate effectively at all levels, influence decisions, and maintain trust across internal and external stakeholders. What You'll BringThis role requires a results-driven individual with demonstrable experience in supervising staff and managing small to medium-scale projects within construction, property maintenance, or FM environments. The ideal candidate will have a proven track record in planning, directing, and controlling works; managing teams to deliver KPIs; and applying safe systems of work in line with health and safety legislation.Candidates should hold a management-level qualification in Health & Safety and Environmental Management (such as SMSTS) and demonstrate proficiency in IT systems including Excel, Word, CAFM platforms, Teams, and SharePoint. Continuing Professional Development is expected, and an HNC/D qualification in Building, Civil, Electrical, or Mechanical Engineering (or equivalent experience) would be advantageous.Additional desirable credentials include professional membership or progression toward membership of bodies such as APM, RICS, or CIOB, and formal training in areas such as Asbestos and Legionella Responsible Person or Authorised Person competencies. Experience working within MoD or Defence FM environments and familiarity with JSP standards would be highly beneficial.The successful Small Works Project Manager will be a proactive problem solver with strong analytical ability, capable of balancing technical rigour with practical execution. They will demonstrate excellent communication, adaptability, and emotional intelligence-leading by example, motivating teams, and fostering a culture of safety, accountability, and continuous improvement.
