Job Title: Property Surveyor (Planned)Type: Temporary Contract - 3 monthsSector: Social Housing (residential)Location: Cardiff (properties across South Wales)Rate: £21-26 per hourHours: 35 per weekBRC are working with a housing association based in Cardiff who are currently recruiting for 2 Surveyors on a short term temporary contract basis. One role is focusing on Planned Major Works in relation to Decarbonisation and the other role is doing reactive day to day surveying. This is a small housing association with properties based across South Wales, predominately in Cardiff & surrounds, RCT, and the Gwent valley.You will be responsible for an effective repairs and maintenance service to homes across South Wales, and to contribute to the long-term strategic planning for property services.Social housing experience is essential for these rolesJob specificationTo develop a planned asset maintenance programme, to ensure compliance with the Welsh Housing Quality Standard and to maintain appropriate records for reportingTo deliver an effective and efficient cyclical works programmeTo develop and maintain an excellent working relationship with contractors, and strengthen the resilience of the Association by ensuring a strong contractor network is available to deliver servicesTo manage the performance of contractors to ensure good service delivery and value for moneyTo ensure compliance with landlord health and safety legal and regulatory requirementsTo prepare specifications and tenders for contracted works, managing the appointment of suppliers and contractors, and maintaining property services aspects of the Contracts RegisterTo ensure that appropriate contracts are in place, and monitored effectively, for the maintenance and servicing of the Association’s assets, ensuring full compliance with all relevant legislation and best practice.To carry out and maintain a Stock Condition Survey, making recommendations and taking required action to ensure homes and buildings are well maintainedTo prepare and submit grant applications for available funding for decarbonisation works to homesTo assist in developing and implementing work on the decarbonisation of homesPerson SpecificationRelevant HNC/HND/Degree or equivalent in a construction related subjectExperience of undertaking stock condition surveyingExperience of working within the social housing sectorExperience of Health & Safety and compliance in social housingStrong Maintenance and Repair skills backgroundExperience of engaging and managing contractorsExperience of working with residentsWorking knowledge of the requirements of WHQS 2023Working knowledge of Fitness for Human Habitation (FFHH)A good working knowledge of landlord health and safety and compliance requirementsFull driving licence with access to a vehicle with business insurance.*For the Planned Surveyor role knowledge of Decarbonisation or PAS 2035 qualification would be preferred but not essentialTo apply, please submit your CV outlining your relevant experience and qualifications.This job will close on Friday 15th November but candidates could be shortlisted sooner due to a quicker turnaround.For more information on this role please call Emma Keir on (phone number removed)
