Property/Housing Inspector - Part time - North London - Ideally 14 hours per week - Monday to Friday.
The Property Inspector will be responsible for conducting thorough inspections of rental properties, ensuring they meet the required standards for habitation and compliance. The role involves educating tenants on maintaining the property, identifying and reporting maintenance issues, and ensuring that tenants adhere to cleanliness and maintenance rules. The inspector will also ensure tenants are living in a safe and healthy environment, all while building strong relationships with tenants.
Key Responsibilities:
1. Property Inspections:
o Conduct scheduled inspections of properties according to company policy.
o Use the company's CRM system to record detailed inspection reports, including property condition, maintenance issues, and tenant compliance with rules.
2. Tenant Education:
o Educate tenants on their responsibilities to keep the property in good condition.
o Provide tenants with advice and tips on maintaining cleanliness and general property upkeep.
o Ensure tenants understand the importance of compliance with maintenance standards.
3. Maintenance Reporting:
o Identify and report any maintenance or repair issues found during inspections.
o Liaise with the maintenance team to ensure required works are logged and addressed.
4. Tenant Compliance:
o Ensure tenants are aware of their duties to maintain cleanliness and give access to contractors for necessary work or compliance checks (e.g., gas safety, EPC, NIC certificates).
o List action points for tenants to complete before the next inspection and monitor follow-up.
5. Relationship Building:
o Develop positive relationships with tenants, acting as a point of contact for any property-related concerns.
o Ensure that tenants are living in a healthy and safe environment by enforcing property standards.
6. Compliance:
o Ensure that all required compliance checks (e.g., gas, EPC) are completed and tenants provide access when needed.
o Support tenants in understanding the importance of keeping the property compliant with legal requirements.
Skills & Qualifications:
* Strong attention to detail and ability to conduct thorough inspections.
* Excellent communication skills, both verbal and written.
* Ability to build rapport and maintain positive relationships with tenants.
* Knowledge of property management, maintenance requirements, and tenancy regulations.
* Familiarity with CRM systems and ability to input and manage inspection data.
* Strong organizational skills and ability to manage time effectively.
Preferred Experience:
* Previous experience in property inspection or property management is a plus.
* Basic knowledge of health and safety regulations and housing standards
