Real Estate Services Director

BlackRock is a leading global investment management firm, and we're seeking a highly skilled Real Estate Services Director to join our team. As a key member of our Enterprise Services team, you will be responsible for overseeing our real estate transactions and lease administration across the EMEA and APAC regions.
Key Responsibilities- Partner with our business partners and stakeholders to acquire and dispose of facilities, ensuring seamless coordination with various management and staff functions.
- Engage with real estate agents and brokers to negotiate market-leading commercial terms for new leases, amendments, extensions, and terminations.
- Prepare financial analysis and cash flow projections to evaluate options and obtain approvals from senior executives.
- Negotiate lease terms, including rent, operating expenses, and service charges, to ensure optimal commercial outcomes.
- Work closely with in-house and external legal counsel to prepare all necessary documentation for transactions.
- Coordinate lease reviews with internal stakeholders, ensuring open communication and responsiveness.
- Ensure proper documentation and project close-out, including lease database updates and notifications to relevant stakeholders.
- Manage the outsourced lease administration team to ensure efficient payment of rent and operating costs for all Americas locations.
- Prepare monthly transaction and portfolio reports for the Americas region.
- Minimum 5-10 years of experience managing corporate real estate transactions.
- Proven ability to successfully manage multiple real estate projects with timely and quality results.
- Strong negotiation skills to achieve cost-effective and tenant-friendly lease terms.
- Background in managing vendors and negotiating contracts with established relationships in the regions.
- Excellent understanding of lease language, including CAM, operating expenses, service charges, and real estate tax escalation.
- Proven track record of successful real estate transactions with high customer satisfaction.
