Maintenance Operative Job Description

Caridon Group is seeking a skilled Maintenance Operative to join our team. As a Maintenance Operative, you will be responsible for assisting with all repairs, property voids, and maintenance in relation to all residential properties owned and managed by Caridon Group.

Key Responsibilities:
  • Liaise with contractors and cleaners to bring properties up to a habitable state and repair/paint clean accordingly.
  • Liaise with the maintenance team and advise of any maintenance issues within properties and buildings.
  • Log maintenance issues at properties on Arthur, our property management software.
  • Inspect properties and report to the Manager as and when required.
  • Identify damages caused by tenants and work closely with the Manager to ensure good upkeep of all rented properties.
  • Attend prior to and on bailiff appointment dates to establish condition of properties and feedback to management.
  • Check-out all tenants, prepare check-out reports, and assist Co-ordinator with ensuring tenants are held accountable for any damages.
  • Prepare conditions reports as and when required by management team.
  • Attend all maintenance issues and establish the cause and ascertain who is responsible for resolving the issue.
  • Coordinate with tenants when access is required to conduct works and resolve issues.
  • Ensure everything is completed to a satisfactory standard, the tenants are left happy and content, and all notes and pictures are uploaded onto the Arthur system and weekly report sent to head office.
Requirements:
  • Proficient in assembling furniture and equipment and replacing and repairing door handles, locks, and window latches.
  • Experience of handling garbage disposal activities aimed at collecting and removing garbage and recyclable materials in a safe manner.
  • Hands-on experience in handling general repair and maintenance tasks, cleaning grounds, scrubbing floors, dusting furniture, and disposing of trash.
  • Knowledgeable of safety guidelines related to maintenance work.
  • Minor repairing of electricity sockets.
  • Treatment of sinks, floors, and tiles with disinfectants.
  • Knowledge of trash disposal activities and protocols.
  • Assist in basic repairs to the building including painting, installing/replacing light bulbs, plumbing, and basic carpentry.
  • Required to pick up supplies from local vendors.
