Maintenance Director

Job Summary: We are seeking an experienced Maintenance & Repairs Manager to deliver high-quality customer service and manage maintenance, repairs, and voids in residential properties.
Key Responsibilities:
- Manage contractors for compliance and planned activities, ensuring efficient customer service.
- Resource and manage contracts, conducting regular contract management meetings.
- Monitor contractor performance using key performance indicators, reporting issues to the Head of Property Services.
- Oversee compliance and planned programme management, ensuring effective asset management.
- Support the Head of Property Services in developing capital and cyclical investment programmes.
- Project manage capital and cyclical investments, ensuring timely completion.
- Ensure asset component information is up-to-date following component renewals.
- Implement Compliance and Asset management software, managing payment of invoices for cyclical servicing and component replacement.
- Coordinate day-to-day maintenance activities to deliver effective customer services, achieving key performance indicators.
- Carry out post-inspections on properties as required.
- Undertake void property and repair inspections, including photographs, schedules of works, and reports to the repairs/void's scheduler.
- Monitor and manage disrepair claims, liaising with the in-house team and surveyor/s to ensure full surveys and detailed reports.
- Undertake refurbishment works for office spaces as required.
- Oversee maintenance inventory and equipment, ensuring proper storage and usage.
- Manage the team fleet, ensuring correct maintenance, including MOT, servicing, and stock checks.
- Deputise for the Head of Property Services during absences.
- Support the Head of Property in recruiting and training the Property Services team.
- Update knowledge by participating in training opportunities to support staff.
- Investigate and handle complaints as required, minimizing disrepair claims.
- Experience in repair and maintenance in residential properties and line management.
- Understanding of compliance responsibilities within the housing environment.
- Good working knowledge of building construction, building regulations, statutory authority regulations, and health and safety legislation.
- Dealing with disrepair claims.
- Undertaking property inspections and preparing schedules of works.
- Experience in delivering high standards of customer service to all customers, internal and external.
- Experience in managing external contractors and in-house teams.
- Experience in managing and supervising staff and contractors.
