We are seeking a highly skilled and experienced **Residential Asset Manager** to join our team and play a key role in managing our residential assets.

**Key Responsibilities:**

**Budgeting and Valuations:**

  • Prepare detailed building budgets and forecasts.
  • Support the senior team in appraising development opportunities and conducting market research.
  • Prepare comprehensive reports for the management team and lenders.
  • Conduct in-depth cash flow analysis and financial modeling.

**Compliance and Health and Safety:**

  • Collaborate with site teams to ensure risk assessments are completed and compliance-related remedial actions are implemented.
  • Oversee maintenance reporting and ensure periodic certification is current.
  • Manage relationships with external agents and third-party service providers.

**Lettings Management:**

  • Direct the lettings team, set priorities, and manage daily operations.
  • Conduct market research to determine market rental figures and optimize lettings strategies.
  • Organize marketing materials for properties and manage contracts with third-party lettings service providers.

**Parking and Utilities:**

  • Manage relationships with third parties that offer parking in the residential portfolio.
  • Oversee the contract with the parking enforcement company and ensure building teams actively rent car parking to tenants and local businesses.
  • Lead meter and utility-related queries, apply for new meters, and disconnect meters no longer needed.

**Qualifications:**

  • Proven experience in residential asset management and property investment.
  • Strong budgeting and financial reporting skills, with experience in financial modeling and analysis.
  • Knowledge of compliance and health & safety regulations, with experience in implementing remedial actions.
  • Excellent leadership and team management abilities, with experience in managing relationships with external agents and third-party service providers.
  • Strong communication and relationship management skills, with experience in conducting market research and analyzing rental markets.
  • Ability to conduct in-depth cash flow analysis and financial modeling, with experience in managing utilities and parking operations.
