Community Director

Job Description
TitanCorp is seeking a highly skilled Community Director to manage the apartment community as a business unit and achieve pre-determined marketing and financial results. The ideal candidate will have 3+ years of experience in property management or a related field and possess excellent leadership and communication skills.
Key Responsibilities:
I. Financial Responsibilities
Maximize revenue and cash flow through effective income collection, rent maximization, and delinquency minimization.
Control expenditures by planning, scheduling, and authorizing spending decisions within budgeted limits.
II. Marketing Responsibilities
Perform market and product analysis to communicate competitive rents and generate traffic in the most cost-effective manner.
Develop and display signage to attract potential residents and track the effectiveness of advertising.
III. Leasing Responsibilities
Receive incoming phone calls and entice prospects to visit the community.
Lease apartments to qualified prospects and schedule move-ins to minimize rent loss.
IV. Customer Service Responsibilities
Communicate clearly with residents, both verbally and in writing, and resolve problems quickly.
Direct and maintain daily property activities to win and maintain resident goodwill.
V. Leadership Responsibilities
Motivate staff and provide consistent feedback to continuously educate and improve performance.
Conduct staff meetings, performance evaluations, and disciplinary actions as needed.
VI. Administrative Responsibilities
Ensure company policies and procedures are followed by onsite staff.
Perform budgetary planning, supervise accounts payable and receivable, and maintain key control procedures.
VII. Direct Community Maintenance and Improvement
Maintain company standards on landscaping, curb appeal, and maintenance.
Implement a Rent Ready Policy and identify creative programs to increase property value.
VIII. Occasional Duties
Perform occasional duties as assigned by the Regional Director or other members of executive management.
Requirements:
3-5 years of management experience in property management or a related field.
Strong leadership, communication, and organizational skills.
Ability to effectively manage people and sustain a professional image.
Strong customer service orientation and ability to resolve problems quickly.
Excellent decision-making skills and ability to work independently.
Must take and pass a drug screening test.
