At BAM Construct & Ventures UK, we're looking for a dedicated Premises Manager to join our Facilities Management team at UCL Academy, Hampstead. As a key member of our team, you'll be responsible for ensuring the smooth day-to-day operation of the site, including supervision of our site-based team and supply chain partners.
Key Responsibilities
- Supervise and coordinate the site-based team and supply chain partners to ensure efficient and effective delivery of services.
- Liaise with clients and schools to address operational issues and facilitate communication between the helpdesk and administrative support team.
- Contribute to lifecycle works and budget planning to ensure the maintenance and improvement of the premises.
- Perform regular security checks and identify potential security risks to ensure the safety and security of the premises.
- Monitor and maintain fire safety equipment, including conducting regular fire drills and ensuring compliance with relevant regulations.
- Manage and maintain CCTV equipment and policies to ensure effective surveillance and compliance.
- Provide emergency access to the college site and ensure that all necessary personnel have the necessary authorization and clearance.
- Organize and carry out minor improvement work, including tasks such as erecting shelves, notice boards, redecorating, and maintenance.
- Conduct regular maintenance duties to ensure the overall upkeep and maintenance of the premises is satisfactory.
- Identify and report defects, as well as record and repair them as necessary.
- Collect and assemble waste for collection and ensure that all necessary waste management procedures are followed.
- Operate and respond to alarm systems as necessary, ensuring prompt and effective response in emergency situations.
- Promote and ensure the health and safety of pupils, staff, and visitors at all times, adhering to all relevant health and safety regulations and guidelines.
- Ensure BAM FM's compliance with the Health and Safety at Work Act and provide assistance on health and safety matters as needed.
- Ensure agreed levels of planned preventative maintenance (PPM) are achieved and continuously improved.
- Control and delegate PPM tasks to ensure efficient and effective delivery.
- Assist in the preparation of project monthly reports and represent BAM FM at meetings to discuss performance.
- Ensure the safe and secure storage of spare parts, materials, tools, and consumables, as well as maintaining relevant COSHH data.
- Monitor and manage sub-contractor performance, ensuring safe systems of work and adherence to relevant regulations.
- Effectively and efficiently deal with client booking requests, such as exam setup, open days, and parents' evenings.
- Ensure all BAM FM processes and procedures are followed, including permit to work systems, health and safety reports and training for site teams, and BAM FM management systems for health and safety, quality management, and environmental management.
- Provide leadership and direction to staff, developing skills matrices and development plans to ensure their growth and development within the company.
- Manage the reading of gas, electricity, and water meters on a regular basis and report to the facilities manager.
We're looking for a candidate with experience in a similar role, who can demonstrate a proactive and flexible approach to work. The ideal candidate will possess excellent management and interpersonal skills, with great communication skills in both written and verbal formats.

- Experience of health and safety regulations and instructions, including assessing risks and completing risk assessment documentation.
- Working knowledge of relevant policies, codes of practice, and legislation.
- H&S qualification such as IOSH is beneficial, but training will be provided.
