Key Responsibilities:

  • Assist with the effective management of a residential block management portfolio, ensuring seamless day-to-day operations.
  • Act as the primary point of contact for leaseholders, freeholders, and residents, providing exceptional customer service and resolving any issues promptly.
  • Conduct site visits and handle all aspects of the portfolio assigned, including repairs and maintenance, to ensure the highest level of service.
  • Maximize property assets for freeholders and leaseholders, ensuring optimal returns and value.
  • Assist with the collection of service charges and manage the budgeting process to ensure accurate financial reporting.
  • Collaborate with contractors, utility companies, landlord clients, and tenants to ensure satisfactory completion of works and resolve any disputes.
  • Conduct periodic property inspections and provide detailed reports on the condition of the properties.
  • Assist with the evaluation and amendment of budgets and accounts, ensuring accuracy and compliance.
  • Manage and maintain property management software, producing regular reports and updates.
  • Coordinate cyclical maintenance and ensure timely completion of tasks.
  • Manage keys and raise work orders for minor works, taking budget considerations into account.
  • Contribute to regular team meetings and provide updates on portfolio performance.

Requirements:

  • Previous experience in block management or property management is essential.
  • Strong communication and interpersonal skills, with the ability to build effective relationships with clients and stakeholders.
  • Excellent time management and organizational skills, with the ability to prioritize tasks and manage multiple projects simultaneously.
  • Proficiency in IT systems and technology, with the ability to learn new software and systems quickly.
  • IRPM qualification is highly desirable, but not essential.
