Job Description

The role of Building Safety and Compliance Manager is a pivotal position within our organization, reporting directly to the Head of Building Safety. The primary objective is to support the business in implementing its legislative and best practice requirements related to health, fire, and structural safety.

This critical role entails identifying opportunities for continual improvement in all aspects of building safety and compliance, contributing to a positive safety culture across the business.

Main Responsibilities:

  1. Coordinate all aspects of building safety and property compliance, including fire safety, legionella, and lift regulations.
  2. Collaborate with site teams to ensure they achieve their monthly H&S Key Performance Indicators (KPIs).
  3. Work closely with internal colleagues to provide structure and advice on compliance, particularly for neighbourhood and resident events.
  4. Assist in disaster and business continuity planning as directed by the Head of Building Safety.
  5. Co-ordinate risk assessments for each asset and ensure site staff complete actions within required time frames.
  6. Oversee the completion of statutory Planned Preventative Maintenance (PPM) for assigned assets and ensure site staff undertake remedial works for failed service reports.
  7. Audit, monitor performance, and report on building performance data and compliance matters for monthly review meetings.
  8. Conduct periodic site inspections to ensure buildings remain compliant in terms of health and safety requirements.
  9. Develop safe systems of work for testing life safety and other compliance-related items.
  10. Partner with external consultants to identify and manage complex fire safety issues.
  11. Responsible for resident communications on Health and Fire Safety throughout the leasing and tenancy lifetime.
  12. In collaboration with the Head of Building Safety, identify suitable health and safety consultants, risk assessors, surveyors, etc. to provide specialist ad hoc services.
  13. Ensure all sites provide vital safety information to residents and maintain the golden thread of information.

Requirements:

  • Detailed knowledge of the Building Safety Act 2022, Fire Safety Act 2021, and associated regulations.
  • Experience in developing and maintaining Building Safety Cases and Safety Case Reports for high-rise buildings.
  • Proven experience managing H&S within residential buildings, especially fire safety matters relating to external walls, compartmentation, and fire doors.
  • NEBOSH or similar equivalent H&S qualification is mandatory.
  • A Level 6 Certificate in Fire Safety for Construction / Building Safety Management is desirable.
  • Strong project management skills are essential.
