Residential Asset Manager

Key Responsibilities:Budgeting and Valuations:
  • Prepare detailed building budgets and support the senior team in appraising development opportunities.
  • Conduct thorough cash flow analysis and prepare reports for the management team and lenders.
Compliance / Health and Safety:
  • Collaborate with site teams to ensure risk assessments are completed and implement compliance-related remedial actions.
  • Keep maintenance reporting up to date and ensure periodic certification is current.
Lettings Management:
  • Direct the lettings team, set priorities, and manage daily operations.
  • Manage relationships with external agents and conduct market research to determine market rental figures.
Parking and Utilities:
  • Manage relationships with third parties that offer parking in the residential portfolio.
  • Oversee the contract with the parking enforcement company and ensure building teams actively rent car parking to tenants and local businesses.
  • Lead meter and utility-related queries, apply for new meters, and disconnect meters no longer needed.
Requirements:
  • Proven experience in residential asset management.
  • Strong budgeting and financial reporting skills.
  • Knowledge of compliance and health & safety regulations.
  • Excellent leadership and team management abilities.
  • Strong communication and relationship management skills.
  • Ability to conduct market research and analyze rental markets.
  • Experience in managing utilities and parking operations.
